    Abstract: A sash lock (10) is provided for a sash window assembly (12). The sash window assembly includes an upper sash window (14) and a lower sash window (16). Each of the sash windows (14, 16) are mounted within opposed guide rails (20) on a master frame (22) wherein at least one of the sash windows is slidable within the frame (20) relative to the other sash window. The sash window assembly (12) further includes a keeper (26) for mounting on a rail of one of the sash windows. The keeper (26) includes a keeper surface (26a). The sash lock (10) includes a locking assembly (28) for mounting on an adjacent rail of the other of the sash windows. The locking assembly (28) includes a housing (30) having an aperture (32), an actuator arm (34) having a shaft (38) disposed along a rotational axis and within the aperture (32) of the housing (30), and a cam (36) having a cam surface (36a) for engaging the keeper surface (26a) of the keeper (26).

    Abstract: A tilt-latch (10) is adapted for releasably securing a pivotable sash window (12) disposed within opposed guide rails (16) on a master frame (14) of a window sash assembly (11). The tilt-latch (10) comprises a housing (42) adapted to be supported by the top rail (20). The housing (42) has an outward end opening (44). A latch bolt (46) is disposed within the housing (42) and has a nose (47) adapted for engaging a respective one of the guide rails (16). The latch bolt (46) further has a post (88). The tilt-latch (10) also has a spring (50) for biasing the latch bolt (46) through the outward end opening (44). An actuator (48) is connected to the latch bolt (46). The actuator (48) has a notch (90) that receives the post (88) of the latch bolt (46). The position of the notch (90) can vary on the actuator (48).

    Abstract: A brake assembly for locking a vertical or horizontal slidable sash window or door within a track of a frame is disclosed. The track has an elongated base and a pair of spaced apart, opposed sidewalls extending perpendicular from the base. Each sidewall has an inner shoulder spaced from and parallel to the base. The assembly has a slider body having a central opening extending from a front face of the body to a rear face of the body. The slider body has a side opening in each side of the slider body and being in communication with the central opening. A pair of brake members are provided wherein one brake member is slidably positioned within a respective one of the side openings. A cam has a rear face and a front face, and is adapted to receive a pivot member mounted on either the sash window or door. The cam is positioned in the central opening and is adapted to be rotatable within the opening by the pivot member.

    Abstract: A window stop (10) for limiting movement of a sliding window along a predetermined path of window movement is provided. The window stop (10) has a housing (12) having a cavity (20) wherein the housing (12) is adapted to be positioned adjacent the path of window movement. A bolt (14), operatively associated with the cavity (20), is moveable between a first position (BP1) within the housing (12) and thereby out of the path of window movement, and a second position (BP2) extending out of the housing (12) into the path of the window movement whereby the window is able to contact the bolt (14). A securing means (16) exerts a force generally perpendicular to the longitudinal axis of the housing and on the bolt (14) to retain the bolt at the first position (BP1). When a second force is applied to overcome the force exerted by the securing means (16), a biasing means (18) displaces the bolt (14) toward the second position (BP2).

    Abstract: The present invention provides a spring balance assembly for use with a sash window. The spring balance assembly comprises a plate, clip, pivot brake assembly, and first and second coil springs. The plate has a first portion, second portion, and a generally perpendicular transition portion thereby defining a cavity proximate the first portion. The cavity accommodates hardware mounted to the sash window during sliding movement of the sash window. The first coil spring is rotatably supported on a first spool and the second coil spring is rotatably supported on a second spool. A lower end of the first spring is connected to an attaching element of the clip. A lower end of the second spring is connected to a first wall of the pivot brake assembly and the clip is connected to the first wall to secure the first and second springs to the pivot brake assembly.

    Abstract: A window securing device (36) for use in a double-hung sash window assembly having upper and lower sash window frames (14,16) installed for relative overlapping vertical sliding movement, said upper sash frame (14) having a recess into the interior of a vertical facial member of the window. The device (36) includes a housing (38) having a front faceplate opening (51) into a cavity (50) therein and a means for retaining the housing (38) in the recess with the faceplate (42) covering the edges of the recess. A pawl (40) mounted in the cavity (50) of the housing (38) is spring biased into an extended position where the lowermost arresting edge protrudes through the opening (51). In effect, the extended pawl (40) blocks the pathway of a top portion of the lower sash (16) for preventing further upward movement thereof.
