    Abstract: Systems and associated processes for guiding users to provide more useful reviews are described. These systems and processes can provide guided reviews in certain embodiments by presenting questions to a user in the form of an interview. The questions can be relevant to the item being reviewed, and as such, may be specifically and dynamically selected based on the particular item under consideration. Many other criteria may be used to select the types of questions presented to users, examples of which will be described below. Presenting review questions to users can have the effect of reducing or eliminating the “blank page” effect of having to write a review from scratch, with no guidance. Accordingly, review questions can potentially elicit more thorough and useful feedback than existing review systems in some embodiments.

    Abstract: An Internet based real estate transaction and release tracking system that insures deeds of trust, liens and other encumbrances are released in a timely manner after the lien holder has received payment for the underlying obligation. Based on information provided by an agent, such as an escrow agent or a settlement agent, the system creates a unique electronic record for each real estate transaction entered by the agent. The system receives update information, either automatically from other computers or via manual input from searchers, and uses this update information to track each real estate transaction. The system monitors the records and indicates when a lien holder has failed to release their lien after a statutory time period that begins after the passing of the settlement date. When the statutory time period has passed, the system generates a number of forms, including a demand letter. The demand letter is sent to the lien holder demanding them to release the lien.

The selected one or more attributes are added to a business content structure. Data associated with the business content structure is retrieved and an output file is generated. The reporting application can use the output file to generate the report that includes the business content structure and the data associated therewith. The business content structure can be stored in a database and later retrieved to generate an output file, allowing a report with current data to be generated by the reporting application.

A payment amount is determined based on the performance data. The other performing parties may be notified by an email indicating, for example, that the payment amount has been approved.
