Publication number: 20240254738Abstract: A system to monitor and control a water supply includes a plumbing fixture coupled to a water supply; a temperature sensor to generate temperature sensor data indicative of an ambient temperature around the plumbing fixture; and a controller including a battery power supply. The controller is configured to determine a first battery level of the battery power supply, responsive to determining that the first battery level exceeds a first battery level threshold, the controller is also configured to set a timer to a first time duration; the controller is further configured to determine a first temperature for the one or more temperature sensors based on the temperature sensor data and responsive to determining that the first temperature satisfies a first condition, the controller is also configured to cause a transmission of a first notification corresponding to the first condition to a remote computing device.Type: ApplicationFiled: January 31, 2024Publication date: August 1, 2024Inventors: Joseph Michael Burke, Ian David Baynes, Matthew Fratantonio

Patent number: 11054129Abstract: A pressure regulator assembly has a normal mode and a regulated fast-fill mode and includes a spring cage and a body coupled together. The spring cage and body define an inlet in fluid communication with an outlet as well as an interior between the inlet and the outlet. A diaphragm assembly mounts in the interior for selectively closing a flowpath between the inlet and the outlet. A preload spring in the interior applies force on the diaphragm assembly so that in the normal mode, the flowpath is closed if a downstream pressure is above a first pressure. An actuation assembly includes a lever coupled to the spring cage and a push rod mounted so that in the regulated fast-fill mode, the lever slides so that the push rod further compresses the preload spring to open the flowpath and regulate flow therethrough if the downstream pressure is below a second pressure.Type: GrantFiled: January 2, 2019Date of Patent: July 6, 2021Assignee: Watts Water TechnologiesInventors: Jason Doughty, Matthew Fratantonio, Paul J. Lake, Frank DiBenedetto

Patent number: 10858815Abstract: A quick connector assembly for connecting a toilet waste pipe to a drain pipe including a toilet carrier base. A collet has resilient radially inward fingers and a lock body secures the collet in place. The lock body has guide tracks with locked portions that define a locked position and unlocked portions that define an unlocked position. A lock nut includes interior protrusions coupled in the guide tracks for movement between the locked and unlocked positions. A guide is slidingly mounted between the lock nut and lock body. In the unlocked position, the lock nut forces the guide into the collet so that the radially inward fingers are splayed to allow removal of a toilet waste pipe for adjustment. In the locked position, the guide is not forced into the collet so that the radially inward fingers prevent removal of the toilet waste pipe for fast and easy assembly.Type: GrantFiled: January 11, 2019Date of Patent: December 8, 2020Assignee: Watts Regulator Co.Inventors: Matthew Fratantonio, Steven Hofmann

Patent number: 10823296Abstract: A mixing valve assembly includes a valve housing defining an interior, a cold inlet along a first axis, a hot inlet, and a mixed outlet. A metering ball within the interior rotates about the first axis. The metering ball has an outer shell defining: a cold port aligned with the cold inlet; a hot port selectively aligned with the hot inlet; a cold outlet connected to the cold port; and a hot outlet connected to the hot port. Rotation of the metering ball aligns the hot port with the hot inlet, the cold outlet with the mixed outlet, and the hot outlet with the mixed outlet to varying degrees. The metering ball has a central flowpath for hot water and a radially outward flowpath for cold water.Type: GrantFiled: December 12, 2018Date of Patent: November 3, 2020Assignee: Watts Regulator Co.Inventors: Matthew Fratantonio, Steven Hofmann, Donald K Morse

Publication number: 20200003430Abstract: A heating system includes a heat source. A controller is connected to the heat source and controls operation of the heat source. A first sensor is configured to sense temperature and report a signal to the controller. An input/output (I/O) device is configured to send a set point to the controller. The controller selectively operates the heat source based on a comparison of the signal and the set point. The heat source communicates wirelessly with at least one of the controller, the first sensor, and the I/O device.Type: ApplicationFiled: June 11, 2019Publication date: January 2, 2020Applicant: Watts Regulator Co.Inventors: Joseph Michael Burke, Matthew Fratantonio, Jason Doughty

Patent number: 10247327Abstract: A pressure regulator assembly including a regulator valve, a spring guide, a spring extending between the spring guide and regulator valve for setting operation of the regulator valve, a sleeve coupled to the spring guide, a spring cage coupled to the sleeve, an adjustment stem coupled to the sleeve, a dial assembly coupled to the spring cage, and an adjustment cap coupled to the adjustment stem, wherein when the cap is depressed, interaction between the spring cage, spring guide and sleeve causes the spring guide to selectively rotate between a normal mode and a fast-fill mode. In the normal mode, adjustment of the cap determines an output pressure. In the fast-fill mode, the spring is further compressed by movement of the spring guide to a predetermined setting to provide a predetermined output pressure.Type: GrantFiled: January 9, 2017Date of Patent: April 2, 2019Assignee: Watts Regulator Co.Inventors: Jason Doughty, Matthew Fratantonio, Paul J.
