Abstract: A casement window with a snubber assembly for maintaining the position of the window sash in the frame. The snubber assembly includes a pair of snubbers. Each snubber has a base portion and a hook-shaped flange extending from the base portion. One of the pair of snubbers is mounted to the frame and the other is mounted to the sash. The snubbers may be disposed such that when the sash is in the closed position, a contact surface of each snubber engages an interface surface of the other snubber. The hook-shaped flanges of the snubbers are adapted for releasable engagement when negative pressure is applied to the window sash.
Abstract: A window assembly including a frame having an interior portion with an inner surface, and a sash having an interior portion and an exterior portion. The window assembly includes an operational mode and a wash mode. In the operational mode, the sash is movable from a closed position to a position in which the sash is generally perpendicular with the frame. In the wash mode, the sash is movable to a position where the exterior of the sash faces toward the interior frame.

Abstract: An integrated lock and tilt-latch mechanism for a sliding window including an actuator assembly operably connected by a flexible linking member to at least one tilt-latch mechanism adapted for mounting in a window sash. The actuator assembly includes a control lever that rotates a sweep cam and a selectively rotates a spool, thereby locking or unlocking the sliding window or actuating the tilt-latch mechanism. At least one biasing member causes the control lever to favor locked or unlocked positions over intermediate and tilt positions.
Abstract: A push-out style window assembly including window hardware for frictionally retaining an open position of the window under typical loading conditions. A push-out style window assembly generally includes a friction hinge assembly including a track, a sash arm, a support arm, and a friction arm. The friction arm can include an adjustable and/or detachable slide enabling adjustment of a frictional resistance between the friction slider and the support arm. Using the friction arm, frictional resistance is provided so as to provide control both during opening of the window and in retaining the position of an open window.

Abstract: A sash locator for locating a casement window sash relative to a sash arm, includes an abutment structure disposed at a selected disposition relative to the sash arm such that positioning the sash proximate the sash arm with a selected portion of the sash abutting the abutment structure disposes the sash relative to the sash arm in a desired disposition for affixing the sash to the sash arm. A method of sash location relative to a sash arm is also included.
Abstract: A sliding window having a pair of sashes with a latch mechanism on the meeting rail of one of the sashes for latching the sashes together. To open the window, the latch mechanism is disengaged by grasping a finger grip on a latch handle to retract a latch bolt. As one or more of the sashes is slid to open the window and the latch mechanism clears the meeting rail of the other sash, a trigger cam rotates so that a portion extends outward from the latch mechanism and another portion releases a spring tab to engage and hold the latch bolt in the retracted position. When the window is closed, the outwardly extending portion of the trigger cam contacts the meeting rail of the other sash, causing the trigger cam to rotate in the opposite direction and releasing the latch bolt.

Abstract: An operator suitable for opening and closing casement windows includes a housing (e.g., a base and a cover), and an operator arm subassembly driven by a worm. The operator arm subassembly may include at least one operator arm pivotally disposed in the housing via a flanged bearing. The operator arm may define a gear. If a plurality of operator arms are present, a sun gear may be used. The flanged bearing properly aligns the components to reduce stresses encountered during use. The flanged bearing may have a base portion, a middle portion, and an upper portion in a stepped configuration. The base may engage the base of the housing. The upper portion of the bearing may engage a cover of the housing. A middle portion of the bearing pivotally joins the arm and/or sun gear. The instant flanged bearing provides a smoother, more efficient operation and increases the useful life of the operator.
Abstract: A multi-point sash lock assembly being shiftable between a locked and an unlocked disposition includes a tie bar assembly including a tie bar guide, the tie bar guide having at least one guide end, the guide end being integrally, unitarily formed. A multi-point sash lock assembly for securing a rounded side of a window to a rounded window frame and a method of forming a multi-point sash lock assembly are further included.
Abstract: A latch apparatus includes a live bolt actuated between an extended position and a retracted position, first and second dead bolts, and a slide. The first dead bolt is positioned vertically above the live bolt and the second dead bolt is positioned vertically below the live bolt. The first and second dead bolts have substantially the same size and shape and are spaced equidistant from the live bolt. The slide couples the first and second dead bolts to each other, wherein vertical movement of the slide simultaneously actuates the first and second dead bolts between extended and retracted positions.
