Abstract: A method and apparatus of administrating a builders risk insurance program with a computer system wherein builders may initiate coverage for individual building projects as they are begun from remote terminals by entering data on each project into a production scheduler that communicates with a central computer system that aggregates active building projects for determination and payment of metered builder's risk insurance coverage.

Abstract: An Internet-implemented computer system and method for providing an automated insurance package that starts with builder's risk coverage initiated either by the homebuilder that builds the home or by the lender that finances the home construction. The builder's risk policy converts to a homeowner's insurance policy upon the permanent mortgage loan closing when the new home is complete and ready for occupancy. Preferably, any unearned premium for the time remaining on the builder's risk policy is credited to the premium due on the new homeowner's policy.

A method by which a provider of builders risk insurance enables builders to initiate builders risk coverage for specific projects.

Abstract: A centralized automated apparatus for lending institutions to initiate, report and confirm insurance coverage on buildings used as collateral for construction loans under a single builder's risk policy provided by an insurance provider with the lending institution named as the named insured and the borrower/builder named as additional insured. Coverage rates are computed for construction loans added to the system by the lending institution using rate information provided by the insurance provider. Premium payments are transferred from the lending institution to the insurance provider for active loans from escrowed construction loan proceeds. The apparatus provides management reports for the lending institution and the insurance provider of new loans, active loans, funds transfers for reconcilation, premium payments and repayments for closed loans, and loss evaluations.
