    Abstract: Mannich polyols of low viscosity and reduced reactivity are prepared by condensing a phenolic compound with formaldehyde and a mixture of diethanolamine and at least one other alkanol amine. The condensation product is the alkoxylated to form a polyol which is particularly useful in preparing rigid polyurethane foam.
