    Abstract: A sill assembly with an adjustable threshold has: a removable cap; a housing with two vertical supporting walls to receive the cap, with two recessed channels in opposite locations of the walls; two rubber gaskets inserted into the vertical supporting walls' recessed channels; a vinyl substrate for supporting the housing; cap-screws; and adjustment screws. The cap is fastened onto housing by cap-screws which are coupled tightly below with the adjustment screws. The cap's inner walls are supported by the adjustment screws' large diametric disc. When the cap is inserted onto the housing, the interior of the cap's outer walls is compressing two rubber gaskets to create a tight sealing. Being covered by the cap and the housing's vertical supporting walls, the rubber gaskets are less susceptible to weatherization and possible damages, and the sill assembly's aesthetic appearance is enhanced because the visible part of the sill assembly looks consistent.

    Abstract: A telescoping adjustable pivot sliding hinge system, for mounting a door with at least a portion of the side edge of the door projecting into the opening when the door is in an open position, is disclosed. An upper mounting plate is mounted onto the door's top edge and is fastened to the door's interior side. First and second guide tracks are installed onto the header of the door opening. The upper mounting plate includes a pair of guide members that are operatively moveably engaged respectively with the first and second guide tracks. A lower mounting plate is mounted on a lower horizontal surface of the door opening, and includes a lower guide track and a telescoping adjustable pivot arm that is horizontally and rotationally captured at a proximal end thereof by the lower mounting plate. The lower mounting plate can be adjusted in relation to the base plate, and can be locked permanently with the said base plate by two machine screws and two nuts.

    Abstract: A flush bolt mechanism to be mounted into a recess at the vertical edge of an inactive door of a pair of swinging doors. The flush bolt mechanism has a manually-activated trigger, a shaft connected to the trigger by a pin, a spring clip biasing the shaft, and a bolt to be projected into a strike plate which is mounted onto the door frame or the sill. The bolt mechanism is supported and elevated at the upper end by the front base which has a foot and by a cylindrical spacer placed at the round base. This flush bolt mechanism can simply be constructed with extruded aluminum or copper, and can be mounted into a recess at the vertical edge of an inactive door with ease, accuracy, and certainty.
