Abstract: A building management system includes one or more processing circuits. The one or more processing circuits are configured to receive, from a physical building device of a building, environmental inputs and environmental outputs of the physical building device; generate a building device digital twin for the physical building device based on the received environmental inputs and the received environmental outputs; generate a predicted future performance of the physical building device based on the building device digital twin; and generate a recommendation based on the predicted future performance of the physical building device, the recommendation indicating one or more changes to implement on the physical building device. The building device digital twin is a model for predicting the behavior of the physical building device ore changes to implement on the physical building device.

The method includes obtaining an operating procedure comprising a set of action items to be performed in response to an alarm in the building management system. The method includes determining, for an action item of the set of action items, whether the action item is capable of being performed automatically by the building management system or whether the action item requires user involvement. The method further includes in response to determining that the action item is capable of being performed automatically, automatically performing the action item by the building management system. The method further includes in response to determining that the action item requires user involvement, providing the action item to a user device for action by a user.

Abstract: Disclosed herein are related to a device, a method, and a non-transitory computer readable medium for controlling building equipment. In one aspect, disclosed is a mobile gateway that receives a user input to change a status of a device of the building equipment. The mobile gateway device generates a request action message indicating the user input based on an application programming interface of the mobile gateway device. The request action message conforms to a building automation and control network (BACnet) protocol. The mobile gateway device transmits, through an interne protocol network, the request action message conforming to the BACnet protocol to a BACnet controller. The BACnet controller operates the device according to the request action message conforming to the BACnet protocol.
