A first submission for the asset is provided to the first client, comprising updating a first graphical user interface (GUI) output on a first device of the first client. Upon determining that the first client approved the first submission, a merged timeline is generated based on the first and second timelines, where the merged timeline includes the first and second pluralities of events, comprising: updating the first GUI output on the first device, and a second GUI output on a second device of the second client, to indicate the merged timeline.

Abstract: Systems and methods for semantic search engine analysis are disclosed. Generally, the system receives user provided text and/or speech search input, and further processes the search input to determine a semantic meaning. If the search input is speech, the system may first convert the speech into text. The system lexically processes the search input for ensuring the search input is valid, tags portions of the search input with metadata for applying a meaning of the tagged portions, and generally analyzes the relative locations of individual words and phrases to determine grammatical or linguistic relationships within the search input. In some embodiments, the system may disambiguate words or search terms, as well as provide input suggestions to the user. The system may use the manipulated search input to generate a search query, such as a query for searching apartment listing databases, and further display the search query results to the user.

Abstract: Systems and methods are described for efficiently meeting the needs of property buyers, sellers, and agents. Attributes of the user and of each property are combined and processed by a machine learning model. The output represents a prediction that a user will choose to view the property. Each property is ranked and displayed to the user. When the user selects a property, the interaction is used to update the machine learning model. In some cases, a natural language processing system identifies property and user attributes based on a natural language query. In some cases, a chatbot may respond to a natural language query in real time. The system may also be utilized to provide matching services for buyers or sellers to agents, or third party service providers, as well as matching buyers and sellers directly to each other, or user to other users for transaction, interaction and other needs.

Abstract: Systems and methods provide for an automated system for analyzing damage to insured property. An enhanced claims processing server may analyze damage associated with the insured item using photos/video transmitted to the server from a mobile device for analysis at the server in real time. Depending on network conditions, the mobile device may transfer images to the server in high definition or low definition. The server may send notifications to the mobile device to remind a user of the mobile device to capture and transfer images to the server. The server may analyze images to provide feedback to the insured user (e.g., insurance estimates).

Abstract: A posting platform generates an interface for the purchase demand of real estate assets. The interface includes a visual representation of a geographic region of real estate assets. The visual representation has one or more visual elements of purchasers interested in the real estate assets within the geographic region. The visual elements indicate the purchasers interested in a location within the geographic region at an asset or house level, a neighbourhood level, and a street level, in some embodiments. The visual representation has visual elements for an RTP score for each purchaser of the view or posting of purchasers. The RTP score is calculated based on one or more RTP factors.

In some implementations, a mobile device selectively displays displayable messages associated with beacons corresponding to specific locations that the mobile device visits. Abstract: Techniques are described that provide a centralized system to coordinate the disparate teams involved in settling or reconciling the affairs of a given estate. These techniques provide a centralized estate resource system (ERS) to create, manage, track, and coordinate task checklists and actions for each of the teams including interactions between teams. The ERS may assign specific personnel within each team to a given estate, send notifications and warnings to appropriate team members when tasks are due or complete, and facilitate messaging between team members to communicate when information is needed or has become available. The ERS may provide updated status and information across teams without violating privacy or security regulations, as may be the case with email, text messages, or voice messages. In addition, the ERS may provide a centralized repository for information, thus avoiding repeated queries for the same information and documents to the decedent's representative.

Abstract: Described are methods and systems for retrieving and serving the regulatory history of a property. For example, an identification of data sources for permits and approvals is stored in a computer system. Property identifiers from the data sources are stored in the computer system. The system identifies the types of permit and approval data available from each of the data sources for each of the property identifiers. A determination can be made of the completeness of the regulatory history available for each property associated with each of said property identifiers. The system receives a request for the regulatory history of at least one of the properties associated with the property identifiers. A web page may be populated with a list of the regulatory history for the property.
