    Abstract: A method and system for generating a real estate property index uses real estate data including price data, property data and time of sale data that are entered into a computing apparatus. The time of sale data is manipulated to provide consecutive triple times giving two consecutive time periods (e.g., March, April, May 2007 and April, May, June 2007). A transform function, preferably a long function, is generated with two time dummy variables, and the coefficients of the two time dummy variables are extracted and added to generate a transformed growth rate. The reverse transform function, preferably an anti-log function, is generated to provide the desired untransformed growth rate.

    Abstract: Asset indexes are intended to track changes in the market value of assets. However, some assets such as real estate can change in value for reasons other than that a general change in the market has occurred. For example, a house can have an addition which adds another bedroom or a portion of land can be sub-divided, in which case an increase or decrease respectively in the asset value can occur which is independent of movements in the overall market. A method of generating an asset index under these circumstances is disclosed by effectively removing from the asset portfolio those assets which have had a change in attribute come to notice on the day the asset index is calculated. Such an asset is restored to the portfolio on subsequent days.

    Abstract: A method, apparatus and system for computing mortgage insurance premiums for shared equity mortgages are disclosed. Such shared equity mortgages rank behind a conventional interest bearing first mortgage and both mortgages are secured over the same property. Details of the mortgages and property are stored in the data store of a computer system. The future sale price at predetermined future dates for each property is estimated in order to calculate each possible future loss in the event that the shared equity mortgage is terminated at each future date. This information and an estimated probability of termination at each future dates are used to calculate an appropriate insurance premium.
