Abstract: A magnetic safety gate latch assembly and method of operation. The assembly includes: a pool latch tube, a user-actuated lid coupled to the top end of the pool latch tube; a rotatable shaft within the pool latch tube, an upper end of the shaft rigidly coupled to the lid, and a lower end of the shaft including a shaped base. The assembly further includes a magnet housing that at least partially encloses the shaped base and includes an aperture to cooperatively engage with the shaped base. The assembly further includes a bottom cover coupled to the lower end of the pool latch tube and enclosing the magnet housing, the bottom cover including an aperture facing a latch pin housing, the aperture positioned to expose a magnet. The assembly further includes a ferromagnetic latch pin and housing, and a magnetic latch pin guide slidably enclosing the latch pin.

Abstract: A fencing/railing assembly adapted to be positioned between a pair of posts and mounted thereto includes a plurality of pickets, a plurality of rails extending transverse to the pickets, and one or more pivoting, sliding connectors for connecting a picket to a rail, with the sliding, pivotal connection concealed by the rail. The connector is slidably mounted to the rail and is pivotally connected to the picket. In one embodiment, an elongated connector strip is concealed by the rail and spans multiple pickets. In another embodiment, the assembly includes a plurality of shorter connectors, one for each picket/rail connection.

Abstract: A hinge for a swinging gate includes a base plate, a hinge base pivotally secured to the base plate and a mounting member connected in spaced apart relation to the hinge base by an elongate bolt. A gate-engaging member is secured to the mounting member so that pivoting of the hinge base effects conjoint pivoting of the mounting member, the gate-engaging member and a gate that it engages. An upstanding post has a pair of laterally spaced apart T-shaped slots that extend along its height. A bolt disposed within a T-shaped slot is disposed horizontally and cannot rotate. The bolts housed in a T-shaped slot screw-threadedly engage apertures formed in the corners of the base plate to secure the base plate to the upstanding post. In a second embodiment, a cantilever gate supported by a trolley assembly is secured in cantilever relation to at least one upstanding post.

Abstract: A railing attachment clip to couple a guardrail to a rail topper, the clip including left and right portions with respective surfaces contoured to match the guardrail and the rail topper, and a central portion laterally coupled to the left and right portion. The central portion separates the left and right portions by a fixed distance. The matching contoured surfaces determine a position of the railing attachment clip on the guardrail, and determine a position of the rail topper on the railing attachment clip. In some embodiments, the central portion is removed after the railing attachment clip is attached to the guardrail, but before the rail topper is attached to the railing attachment clip.

Abstract: A self closing and adjustable closing force cam hinge includes a compression spring located on the hinge so that a hinge pin passes through the compression spring and the head of the hinge pin is retracted in a direction away from the compression spring to compress the compression spring. Compression of the spring applies a closing force to the hinge when the hinge is in the open position. The hinge also includes a spring adjuster having an adjustably positionable body that is adjustably positionable relative to the head of the hinge pin. Adjustment of the position of the adjustably positionable body raises or lowers the head of the hinge pin such that raising of the hinge pin increases compression of the compression spring to increase the closing force applied by the compression spring and lowering of the hinge decreases compression of the compression spring to decrease the closing force applied by the compression spring.
