Publication number: 20120303536Abstract: A property complexity scoring device includes an interface and a computer processor that is programmed to receive location information of a target property via the interface. The computer processor also receives respective property values of the target property from each of a plurality of Automated Valuation Models (AVMs) via the interface and calculates a complexity score based on a combination of the received property values. The complexity score is in one of a plurality of complexity score levels and indicates a difficulty level in determining a property value estimate of the target property. Another approach uses a reconciliation of a plurality of scoring processes to arrive at a complexity score.Type: ApplicationFiled: May 25, 2011Publication date: November 29, 2012Applicant: Corelogic Information Solutions, Inc.Inventors: Jon Wierks, Susan Allen

Publication number: 20120078778Abstract: A short sale monitoring system, method and computer program product assist in identifying potential fraudulent activity associated with short sale real estate transactions. A processing circuit receives property identification information for a property, a short sale notification regarding a short sale of the property, and a short sale price. The processing circuit then queries a database of loan records to identify a corresponding loan application for the property. The loan application is at least one of a pending loan application and a closed loan application for the property. The processing circuit then generates a notice when (1) the short sale price is less than a predetermined amount with respect to a price included in the loan application, and (2) a date of the loan application is within a predetermined time of a closing date of the short sale.Type: ApplicationFiled: September 13, 2011Publication date: March 29, 2012Applicant: Corelogic Information Solutions, Inc.Inventor: Felice KESSELRING

Patent number: 7958048Abstract: A method and apparatus are described where account information is used to predict possible outcomes of a HELOC. To predict the possible outcomes, HELOC account state transition probabilities are modeled. The transition probabilities, determined by historic data regression analysis, provide the framework for a Monte Carlo simulation. The simulation is seeded with HELOC account information. A calculation engine takes the account information and simulates an elapse of time using a random number generator and the state transition probabilities. The simulation results in updated account information predicting a possible outcome over the elapsed time interval. The updated account information in turn may be used by the calculation engine to simulate the next elapse of time. This method may be iteratively repeated with the account information propagated forward until the end of the prediction period is reached.Type: GrantFiled: July 2, 2007Date of Patent: June 7, 2011Assignee: CoreLogic Information Solutions, Inc.Inventors: Mark Beardsell, Harlow Burgess, Paul Calem
