Abstract: A residential index valuation server is operative to determine transaction price indices for corresponding transaction price bands of residential transactions. The residential index valuation server may include a residential transaction database operative to store a plurality of residential transactions, a residential index database operative to store a plurality of transaction price indices, and a data sufficiency rules engine comprising a plurality of data sufficiency rules for evaluating the data sufficiency of residential transaction information. The residential index valuation server may aggregate a selected plurality of the residential transactions into a plurality of transaction price bands according to a plurality of residential comparable characteristics. The residential index valuation server may then determine a transaction price index for one or more of the transaction price bands.

Abstract: A method and system for valuing real estate property values comprises correlating sales price of benchmark properties of a predetermined size and determining the property value based on the correlation. In one aspect the benchmark properties are determined based on a preselected geographic area, which may include a postal or zip code which includes properties having sizes within a particular range of the predetermined size.
