    Abstract: Composition embraces a fire retardant coating formulation that intumesces at a low temperature. The composition can be in a form of a paint, for instance, having as a primary fire retardant ingredient an ammonium phosphate and also having as a low-temperature intumescent agent an expandable graphite powder or flake. A temperature of intumescence can be substantially below 204.4° C. (400° F.) or thereabout, and it may have more than one temperature of intumescence. Such a composition can be made by contacting a fire retardant formulation, optionally with another active agent, with a low-temperature intumescencent agent under conditions sufficient to form the composition; it can be used by contacting it with a substrate, which may be otherwise flammable. Another aspect is the composition or its residue in combination with the substrate.

The composition can be aqueous. It can be a liquid of light to moderate viscosity, or may be a concentrated or dried version, which may contain a neutral ammonium phosphate and perhaps other ingredient(s) such as a mold inhibitor, an insecticide, a stain protector, and so forth and the like. The mold inhibitor can have especial activity against toxic black mold (Stachybotrys chartarum). The insecticide may be a termiticide.

    Abstract: Intumescent fire retardant latex paint has a mold inhibitor in an amount sufficient to kill, control, or prevent growth of mold, mildew or fungus after the intumescent fire retardant latex paint having mold inhibitor is applied to, and dried and reached a constant mass on a substrate. The paint can be in a form of a finish paint or primer. For example, the mold may be toxic black mold (Stachybotrys chartarum), and the mold inhibitor may be alkyldimethylbenzylammonium chloride as an 80% by weight mixture added at about 3% by weight of a base fire retardant latex paint formulation. Such a paint can be made by contacting latex paint-forming ingredients with a fire retardant and a mold inhibitor, under conditions sufficient to form the paint; and can be used by contacting it with a substrate under conditions sufficient to be flame retardant or mold inhibitory, or both. An article of manufacture can include, in combination, the paint having the mold inhibitor, or its residue, and the substrate.

Another aspect is an article of manufacture comprising, in combination, the fire retardant composition having the mold inhibitor, and the flammable substrate or a residue of the same.
