Abstract: Methods and systems for evaluating entities involved in a construction project. One system includes a server that has access to a plurality of events associated with a construction project, including completion events and accounting events. The server communicates with a computing device over a network connection and includes a processing unit. The processing unit is configured to receive a triggering event selected by a first entity and automatically identify when the plurality of events includes the selected triggering event. When the selected triggering event is included in the plurality of events, the processing unit is configured to automatically prompt a user to complete an evaluation for a second entity, receive the completed evaluation from the user, and make an aggregation of the completed evaluation available to the first entity, the second entity, and a third entity.

Abstract: Systems and methods are presented by which a contractor can initiate a proposed variation to a project contract and request payments against the proposed variation even before the variation is approved by the other party to the project contract. A data structure representative of proposed variation is generated and maintained as the proposed variation is reviewed, approved, and elevated to become part of the actual budget for the project. Because the same data structure is maintained throughout the process and after the proposed variation is approved, payment requests, payments, and any other actions taken against the data structure before the proposed variation is approved are automatically linked to the actual budget after approval and, thereby, are recognized and processed by external accounting systems as though the variations were created by the other party to the contract.

Abstract: Systems and methods for creating bid requests, creating bid packages, and evaluating bid packages. One method includes receiving a bid definition including a plurality of data items. The method also includes sending a notification of the bid request to a bid provider and making the bid definition accessible to the bid provider. In addition, the method includes receiving a plurality of data items associated with the bid provider corresponding to the plurality of data items included in the bid definition and receiving a release date for at least one of the plurality of data items associated with the bid provider. The method also includes automatically generating a bid package based on the plurality of bid response data items, storing the bid package, and receiving a request to access the bid package. Access to the stored bid package is controlled based on the release date.

Abstract: Systems and method for managing a construction payment process. An input is received from a first participant and one of a plurality of stored notification workflows is accessed from a memory based on the information received from the first participant. Each stored notification workflow defines a sequence of automatic electronic notifications that are transmitted from the application server to one or more participants in the construction project in response to one or more predetermined events. Based on the accessed notification workflow, a second participant is identified and a first notification is automatically transmitted to the second participant. A response to the first notification is received from the second participant through an electronic form. The content of the response is automatically processed and a second notification is transmitted to a third participant based on the accessed notification workflow.

When instructions are executed by a processor, an application server determines a date on which a draw is to occur for a construction project and generates a notification. The notification includes an indication of the date on which the draw will occur and an invitation to initiate a request for payment to be included in the draw. The application server then determines a plurality of participants associated with the construction project to be included in the draw and transmits the notification to the determined plurality of participants. The application server initiates the draw on the determined date and at least one participant of the determined plurality of participants receives a payment in the draw.

Abstract: Systems and methods for managing payments. An invoice is generated based on a first invoice detail from a first participant and the generated invoice is displayed to a second participant. The system receives a modification of the first invoice detail from the second participant along with a comment associated with the modification. The first invoice detail, the modification, and the comment are stored to the computer readable memory and a payment between the participants is facilitated based at least in part on the modification.

Abstract: A construction project document system and method for managing a construction project including storing a signed lien waiver document, executed by a payee in a construction project, to a computer-readable memory. A payment to the payee from a payor in the construction project is facilitated after the lien waiver document has been executed. The payor is provided electronic access to the signed lien waiver document.

Abstract: Systems and methods for managing a construction payment process wherein a higher degree of functionality is provided to primary users and only a limited subset of functionality is provided to sub-tier contractors. One construction of the system is configured to receive an electronically signed document and a request for payment from the sub-tier contractor. The request for payment is presented to a first primary user who is a contractual parent of the sub-tier contractor. When approval of the request for payment is received, a payment is initiated from a project payor to the sub-tier contractor. In some embodiments, the project payor is a contractual grandparent of the sub-tier contractor and a contractual parent of the first primary user.

In response to the request, a field management resource is generated and displayed to the user on the terminal device. Data associated with the field management resource is received from the user through the terminal device and analyzed. A field management report is then generated electronically based on the analyzed data and the field management resource. Data and reports are synchronized between a central server system and one or more terminal devices used by field users.

A process is configured to display to a payee via the user interface an electronic notification of a pending payment and a request for an electronically signed document such as a lien waiver. The processor of this construction is further configured to receive the electronically signed document, store it to a computer readable memory, and initiate payment. In some constructions, the processor is further configured to display the electronically signed document to the payer only after payment has been initiated. In some constructions, the processor is further configured to verify that requirements are fulfilled before initiating payment.

The server is configured to receive, from a first participant associated with the construction project, a request for a payment for services or materials provided in connection with the construction project, the request for payment including a requested payment amount. The server also receives an approval of the request for payment based on a review of a first project metric. An accelerated payment instruction is then transmitted to the third-party funding source and a second project metric is made available to the funding source to aid their review of whether to approve funding. A funding approval is then received from the third-party funding source confirming that an accelerated payment for the requested payment amount will be funded by the third-party funding source.

Abstract: A system is described that provides a single dashboard that organizes and displays all invitations-to-bid that have been received by a user from all of their various bid opportunity sources. The system also provides analytics and report functionality to prioritize invitations-to-bid and identify optimal project opportunities. Based on user-defined criteria, the system can be enabled to automatically respond with an approval or a rejection of certain invitations. In some embodiments, the system provides automatic notifications of bid deadlines to ensure that bid submissions are received on time.

Abstract: A system and method for evaluating risks associated with a project based on project data from several projects. A project management server manages multiple, unrelated projects for a plurality of participants. The system manages each project by receiving and processing data associated with each project. Risks for a project are evaluated by aggregating project data from multiple projects. Risk assessment data for a particular project, based on the aggregated project data, is displayed to a participant of the project while access to the project data is limited to only projects with which the participant is associated.

One construction of the system includes a software enabled user interface accessible by a first party and a second party, at least one computer readable memory, and a processor. The processor is configured to selectively operate in a specified billing mode in response to an input received from the first party. A signed lien waiver document is received from the payee and stored to a computer -readable memory. The payor is temporarily prevented from accessing the signed lien waiver document. A payment is transmitted to the payee from the payor after receiving the signed lien waiver document, but before transmitting the signed lien waiver document to the payor. Only after the payment has been transmitted is the signed lien waiver document transmitted to the payor.
