    Abstract: A window vent stop for use in a sliding sash window assembly or a sliding door assembly. The vent stop has a housing adapted to be disposed in a recess in a non-movable sash member. A tumbler has at least one pivot for pivotally securing the tumbler to the housing for movement between an extended position, to prevent movement of a sliding member and a retracted position to allow movement of the sliding member. Also within the housing is a spring for biasing the tumbler. The housing has one or more flexible members extending from the end walls of the housing that secure the housing to an opening in the non-movable sash member.

    Abstract: The two-point mortise latch of the present invention includes, a central actuator having teeth that are meshed with the teeth of a gear wheel, wherein the gear wheel and the central actuator are pivotally connected to at least one hook, via the hook arm. Wherein the top and bottom surfaces of the hooks have guide protrusions that are set in a guide their respective guide areas. The hooks are designed to contact the bottom interior surface of the keeper housing when latched. The central actuator and gear are meshed together via teeth. In addition, the central actuator and gear wheel are biased with springs so as to facilitate opening and closing of the door latch. The components of the present invention are retained inside of the housing, which is set inside the lock stile of a door.

    Abstract: The present invention relates to a night latch in particular a night latch that includes a housing, tumbler, button, and a two resilient members. The housing of the present invention maintains the tumbler, button, and two resilient members. The housing also may have at least one protrusion located on its sidewall. The tumbler of the present invention has a pivoting member along with a means for housing a resilient member. In addition the tumbler of the present invention may have recess located on its front face. The tumbler also has at least one groove that co-acts with the protrusion on the sidewall. A first resilient member is used force the tumbler into an exposed position, and a second resilient member is used to keep the tumbler in a retracted position, via the co-action of the recess in the tumbler and a protrusion on the bottom portion of the button.
