Abstract: A computerized method of searching property records relating to a specific parcel includes receiving property record data for a plurality of parcels into a computer system. The property record data relates to source property record documents. The method also includes storing the property record data in a searchable database and receiving into the computer system an identifier. The method further includes using the identifier to search the database and select from the property record documents a set of relevant documents relating to the parcel. The method also includes using the set of relevant documents to produce a data summary and outputting the data summary from the computer system. The data summary comprises information from which an underwriter can underwrite a title policy, using commonly-accepted title policy underwriting rules, without reference to the source documents, or images thereof, from which the data summary originated.

Abstract: A method of converting a text string into one or more data elements includes initializing a parsing engine with one or more rules. At least one rule includes a phrase having one or more words. The method also includes parsing the string by searching the string for the phrase, upon the occurrence of the phrase in the string and applying the rule to produce a recognized construct. The recognized construct relates to the context of the phrase within the string. The method also includes applying construct-specific rules to the recognized construct to identify at least one data element in the recognized construct, posting the data elements to a searchable database, and, in response to a data request, displaying at least one data element to a user.

Abstract: A title examination method includes receiving a request to examine title to a specific parcel. The request includes at least an identifier of the parcel. The method also includes extracting data from documents related to the parcel, assembling output by applying rules to the data extracted from the documents, and exporting the output to an external computer.

Abstract: Methods and systems are disclosed for retrieving records. In one embodiment, the method comprises obtaining a starting record from a data set, obtaining a value associated with a first attribute of the starting record and executing at least one search for additional records in the data set associated with the value. The additional records are added to a result set. One of the records in the result set is selected and a value associated with a second attribute of the record is obtained. A second search for second additional records in the data set associated with the second value is executed. The second additional records are added to the result set. The records in the result set are outputted.

Abstract: Methods and systems are organizing and displaying documents for a title examination. In one embodiment, the method comprises receiving a plurality of records, each record having a plurality of attributes associated with a document recorded with a government entity. A plurality of organizational links are created, each link defining a relationship from a first document associated with one of the records to a second document associated with a second one of the records. The records and the created links are displayed.

Abstract: A method of populating a database includes receiving a plurality of document images, defining a plurality of standard document types, mapping each of the plurality of document images to one of the plurality of standard document types and processing each document image through a data extraction process. S specific document image's path through the data extraction process is based, at least in part, on the mapping and the data extraction process posts data from each document to the database. The method also includes receiving a request from a user for data contained in the database, selecting the data using the request, and displaying the selected data to the user.

Abstract: Methods, systems, and machine-readable mediums are disclosed for converting document fields into data element(s). The method may comprise receiving a plurality of text fields extracted from a document image and receiving a context (including a document type and document state information) associated with the document image. Rule(s) associated with the document type are obtained and used to process the text fields through a first document process associated with the document context. The first document process includes extracting data element(s) from at least a first set of the text fields. The data elements are posted to a searchable database.

Abstract: A method of evaluating a particular document relating to property includes selecting the particular document from a set of pre-selected documents. Each pre-selected document has associated therewith one or more search linkages that identify how the pre-selected document was selected, using user-supplied inputs, from a larger set of documents relating to property. The method also includes using the one or more search linkages associated with the particular document to determine a relevance factor associated with the document. The method further includes displaying to a user information relating to the document.

Abstract: A method of searching property records includes, for each parcel in the plurality of parcels, searching the property records to identify specific documents relating to the parcel, thus creating a results set for the parcel, organizing the results set, and saving the results set. The method also includes receiving a request from a user for a data summary relating to a specific parcel. The specific parcel has a results set associated therewith. The method further includes using the results set to prepare the data summary and sending the data summary to the requestor. Searching the property records is performed prior to receiving a request from any requester.
