  • Patent number: 10521191
Abstract: A facility for representing a set of items each potentially having a value for each of a group of attributes is described. The items are represented in a database made up of two or more discrete components. Each component corresponds to a proper subset of group of attributes, and represents for every item of the set the values of its proper subset of attributes. Every component is organized such that data items are represented within it in the same order.

  • Patent number: 10521943
Abstract: A facility for computing a combined view that superimposes a graphic image representing lots onto a reference map is described. The facility identifies a set of distinguishing features in the graphic image and a set of distinguishing features in the reference map. These sets are used to compute a set of common distinguishing features using various techniques, such a cross-referencing. The facility then computes a combined view of the graphic image of lots and the reference map using the set of common distinguishing features. The facility further determines geographic coordinates of location markers on the graphic image scaled to the reference map.

  • Patent number: 10460406
Abstract: A facility for determining a market rental rate for a distinguished home located in a distinguished geographic area is described. The facility receives home attributes for the distinguished home. The facility obtains a market rental rate for the distinguished home by applying to the received home attributes a valuation model for homes in the distinguished geographic area that has been trained using rental listing price and home attribute data from homes recently listed for rental in the distinguished geographic area. The facility reports the obtained market rental rate for the distinguished home.

  • Patent number: 10198735
Abstract: A facility for determining a market rental rate index for homes located in a distinguished geographic area is described. The facility accesses a current market rental rate attributed to substantially every home in the named geographic area based on automatically comparing the attributes of each home to attributes of homes recently listed for rental in the named geographic area. The facility then applies an aggregation function to the accessed current market rental rates to obtain an aggregation result. The facility causes to be displayed a characterization of the current market rental rate of homes in the named geographic area that is based on the aggregation result.

  • Patent number: 9605704
Abstract: A facility for valuing a distinguished home located in a distinguished geographic area is described. The facility receives home attributes for the distinguished home. For each of a plurality of valuation sub-models, the facility applies the valuation sub-model to the received home attributes to obtain a sub-model valuation for the distinguished home. The facility further applies a meta-model to the record home attributes to obtain a relative weighting factor for each sub-model. The facility then uses the obtained relative weighting factors to combine the sub-model valuations to obtain an overall valuation for the distinguished home. The facility reports the obtained valuation for the distinguished home.

  • Patent number: 8095434
Abstract: A facility for summarizing a set of data points each having a geographic location is described. The facility specifies the display of a map showing a geographic area the specified by a user. The facility identifies a number of geographic regions in the geographic area that are of a type that is automatically selected by the facility in response to the identity of the geographic area. The map indicates, for a least one of the identified geographic regions, information that summarizes one or more aspects of the data points of the set that have geographic locations contained in the identified geographic region.

  • Patent number: 7415356
Abstract: A facility for producing a composite aerial image is described. The facility receives information specifying a geographic area. The facility obtains an aerial image showing the specified geographic area that was prepared using one or more aerial image sections. Each aerial image section covers a geographic area defined in terms of spherical coordinates, and was constructed by copying a portion of a master aerial image that was selected using rectangular coordinates into the master image that were determined by directly transforming the spherical coordinates defining the covered geographic area. The facility obtains information indexed to one or more distinguished geographic locations within the specified geographic area and, for each distinguished geographic location, composites into the obtained aerial image a visual indication of the information that is indexed to the distinguished geographic location.
