If a mortgage is current, then any extra money received from the mortgagor is automatically credited to a reserve account, which pays down the mortgage principal. If a mortgage payment is due but has not been paid or is only partially paid, then whatever money is needed for the mortgage payment is automatically deducted from the reserve account and applied toward the mortgage payment, thereby increasing the loan principal. As a limit, if the reserve account is depleted, the lender may commence conventional foreclosure procedures. The method and system can similarly be applied to other types of loans.

The ATM receives the payment instructions and dispenses the payment upon receipt of the PIN code.
