    Abstract: A method and system for controlling real-time bidding for online advertisements is disclosed. According to one embodiment, a computer-implemented method comprises communicating with a bidder and an impression server and an event tracking server. The bidder receives a real-time bidding (RTB) request containing an available impression from an exchange and places a bid corresponding to the RTB request. The impression server receives impression requests from a browser and responds to the impression requests from the browser. The event tracking server receives event requests from the browser and responds to event requests from the browser. Campaign performance data is retrieved from one or more of the impression server and the event tracking server and compared to the campaign target. The bidder is notified whether to bid for online advertisement impressions based on the campaign performance data.

    Abstract: Property value estimation employs a comparable sales technique that calculates a feature distance between a target property and corresponding comparable properties. Determining estimated values for properties includes performing a regression based upon property features for properties in a relatively large geographical area. A set of comparable properties from a section of the relatively large geographical area is identified, and a feature distance between each property from the set of comparable properties and a target property is calculated using information from the regression. The feature distance provides a quantified indication of the difference between each property from the set of comparable properties and the target property for the plurality of property features. An estimated value for the target property is then determined based upon a value of each of the comparable properties and adjustments based upon the calculated feature distances.

As a self-representing principal (SRP), the individual would be entitled to the real estate commission payable to licensed real estate agents. To aid the SRP in his self-representation activities, the system provides information to the SRP of property listings that match the SRP's search criteria. The system also provides comparable sales information of other homes in the area, school district reports, environmental hazard reports, and automated offer drafting assistance. If the SRP wants to view a property, the system coordinates such viewing by contacting chaperones to provide the showing of the property. The SRP's self-representation activities are tracked by the system for inclusion in the SRP's loan file. The report certifies that the SRP has indeed represented and procured himself, and thus, is entitled to the real estate commission.

The systematic bias is removed by deriving monthly adjustment factors that are location-specific. The monthly adjustment factors are obtained by comparing newly obtained purchase transaction data to model-generated valuations of properties in a base valuation database. The newly obtained purchase transactions may be obtained from newly obtained data on recently completed purchase transactions and loan application data on future purchase transactions. The monthly adjustment factors are applied to the property valuations in the base valuation database to obtain adjusted property values having reduced bias and thus improved accuracy.
