The real property information related to the portfolio is stored on the central database and organized into a plurality of information categories. A computer hosts a website (60) for users to access the central database and view one or more categories of the real property information. Each authorized user can edit the real property information and save the edited real property information back to the central database. Other users access the edited real property information from the central database. The central database can also be used to compile real property information for offering as collateral in a loan package. The lender is given access to the real property information through the website. The real property information as selected for review by the lender is made available on the website.

    Abstract: A method, system, and computer program product for increasing the efficiency of operations that are to be performed against an arbitrary relational database by automatically ordering the operations according to the referential integrity constraints defined for the affected tables. Because the ordering is performed programmatically, the application developer is relieved of the burden of attempting to structure the application in a manner that avoids violating the referential integrity constraints. The efficiency of modifying the database increases significantly using this technique. The ordering may be performed at a database engine. Existing applications may take advantage of this ordering technique, without requiring change to the application itself. Batch-mode write operations are possible when using this technique, thereby reducing the number of network round-trips that must be performed.

Performance statistics are periodically collected from a subset of each identified group of nodes during the collection time periods. The collected performance statistics are stored in a memory connected to the computer and re-used when collecting performance statistics from one or more groups of database nodes in a succeeding collection time period.
