    Abstract: Systems and methods are disclosed for generating a market-level house price index (HPI) for property valuation. In certain embodiments, a method may comprise executing a market-level HPI valuation operation via a computing system to generate an HPI for a selected tailored property market at runtime. The method may include receiving a geographic boundary selection to define an area for the selected tailored property market, identifying a plurality of properties within the area, determining historical value estimates for the plurality of properties, generating the market-level HPI for the selected tailored property market based on the historical value estimates, and adjusting historical sale prices of the plurality of properties to current market value based on the market-level HPI.

In an example, an appraisal engine may identify a target property for appraisal and based on the target property determine comparable properties. The appraisal engine may also determine one or more qualitative variables associated with the target property and determine which of the comparable properties include the qualitative variables. In some cases, the appraisal engine may generate visual representations of the qualitative variables for a respective comparable property. The appraisal engine may generate a listing of a subset of comparable properties that include the qualitative variables and generate an appraisal value for the target property based on the subset of comparable properties including the qualitative variables.

    Abstract: Systems and methods herein provide an appraisal engine and its related functions. In an example, a method includes determining, by an appraisal engine, the target property and a corresponding a target specification which includes variables relating to features and/or characteristics of the target property. The appraisal engine may then determine comparable properties based on the target property and variables based on the target specification to use during an appraisal process. Based on the comparable properties and the variables, the appraisal engine may generate visual representations, each of which provides a comparison of the target property to the comparable properties for a respective variable. The appraisal engine may then determine an appraisal value of the target property based on the visual representations.

In certain embodiments, a processor may be configured to identify pairs of similar property sales in historical property sale records, determine geographic sectors corresponding to locations of properties involved in the similar property sales, assign edge weights between the geographic sectors based on a number of pairs of similar property sales involving the geographic sectors in the historical property sale records, perform clustering of the geographic sectors based on the edge weights, and define a price-linked neighborhood of geographic sectors based on the clustering.

In certain embodiments, a method may comprise providing a display of a map on a user interface, determining selected geographic tiles depicted on the display, and loading selected data corresponding to map entries from the selected geographic tiles only. The method may further comprise generating a heatmap on the display based on comparing the selected data, determining changes at the user interface resulting in a different set of geographic tiles depicted on the display, and dynamically generating a new heatmap based on the changes.
