    Abstract: The invention is a system and method for generating seller-driven real estate commerce. The invention enables sellers of real property to communicate information about their available real estate directly to prospective buyers, and simultaneously extend offers of compensation directly to licensed real estate professionals. The real estate information is validated for accuracy and reliability, then confidential information is shared internally within a database assisted network of real estate professionals, and general information is distributed for public access. Potential buyers have the option of negotiating directly with sellers to create a binding purchase and sale agreement, or buyers may employ a licensed real estate professional to facilitate the purchase. When a licensed real estate professional is employed, that professional is paid according to the seller's original offer of compensation.

    Abstract: A daily perventive method reduces infection risk associated with artificial nails. When applied as a spray or gel soak to the nail and periungal areas, bacterial and fungal counts are significantly reduced. It is a well established medical fact that hand to hand contact is the #1 mode of transmission of infection. Artificial nails act as carriers when applied onto natural fingernails. Attached to the human hand they transmit bacteria one to another on personal contact. The porous composition of artificial nails along with additional gaps and separation created by natural nail growth; provides a template for which skin organisms are trapped and grow. Artificial nails attract water moisture on contact (bandwashing); remaining damp they act as a template which supports growth of organisms.

    Abstract: A quarter turn toilet seat pin including a bolt with an elongated bolt with a bolt head, an end portion and a body member. The body member has a linear key way extending upwardly from the end portion. The linear key way has a top end with a side-lock key way. The side-lock key way has a slot. Also, a sleeve is provided and engages the bolt. The sleeve has an interior channel sized for receiving the body member of the bolt. The sleeve has an axial opening that is in receipt of a threaded nipple. The threaded nipple projects from the opening and into the interior of the sleeve for engaging the linear key way as the bolt being slid into the sleeve.
