Abstract: Embodiments of the invention provide apparatuses and methods that provide for a housing purchase program in which a seller agrees to sell a home at a reduced price in return for the buyer agreeing to share with the seller some portion of the home's future appreciation. For example, the seller may desire to sell a home at a first price but the potential buyer wants to purchase the home at a lower price. The seller may agree to sell the home at a price lower than that which the seller desires, but only if the buyer agrees to share some portion of the home's future appreciation. In some embodiments, the housing purchase program further includes a mortgagee/investor that, at least temporarily, pays-off or forgives the seller's remaining mortgage principal that is above the sale price if the seller agrees to pay the mortgagee/investor back with any future appreciation in which the seller shares.
