  • Publication number: 20250259492
Abstract: An electronic lockbox with a single sensor that can detect both the position of a key compartment component (or a movable key bin) and the presence of a removable key fob (attached to a building key). The key compartment includes a first magnet and the removable key fob includes a second magnet. The single sensor can detect the presence of neither magnet, the first magnet alone, or both the first and second magnet together. If neither magnet is detected, then the key compartment (movable bin) is open. If only the first magnet is detected, then the key compartment (movable bin) has been closed without the removable key fob. If both the first and second magnets are detected, then the key compartment (movable bin) is closed with the removable key fob inside the movable bin.

  • Patent number: 10068399
Abstract: An electronic lockbox system allows both sales agents and sales prospects to communicate either with the lockbox, or with the central clearinghouse computer. Contextual data then is provided to the sales prospect while the prospect is visiting a specific property that is the site of a lockbox installation. Both the agent and the prospect use smart devices, such as smart phones, that have both wide area network capability and low power radio capability. In other situations, contextual data can be sent to a user having a smart device, in which that contextual data pertains to at least one human occupant of the specific property where that lockbox has been installed, which can be useful where a medical caregiver arrives to visit a human occupant of a specific property that is protected by the electronic lockbox.

  • Patent number: 9921571
Abstract: This application relates to methods for applying automated precision machining operations to an oversized workpiece with a compact computer numerical control (CNC) machining apparatus. By shifting an oversized workpiece through a working area of the CNC machining apparatus, the CNC machining apparatus can apply machining operations to any portion of the workpiece in an automated manner. To achieve precision results, a position of the workpiece is tracked as the workpiece is shifted through the working area. In some embodiments, a probe can be utilized to track the shifting of the workpiece by determining a location of a machined feature after a particular shift has been completed. In this way, a position of the workpiece can be tracked without having to rely upon tolerances inherent to a workpiece manipulator.

  • Patent number: 9579771
Abstract: Rotary tools configured to sand components and accommodate complex geometries thereof are provided. The rotary tools may include a rotary head and a shaft. Bristles and an abrasive material may be coupled to the abrasive material. The rotary tools may additionally include outlets configured to receive a flow of coolant to cool the rotary tool. A system configured to convert a flood coolant system to a through spindle coolant system is also provided. The system may include a hollow shaft with inlets and a redirector therein. A flow receptor may include scoops that receive coolant sprayed from a flood coolant system and direct the coolant through the inlets in the hollow shaft. Thereby, the coolant may contact the redirector and be directed downward through the hollow shaft to a rotary tool, such as the rotary tool described above.

  • Patent number: 9053629
Abstract: An electronic lockbox sends identifying data to a portable communications device, which relays that data to a central computer, generating a response from the central computer containing customized information of special interest to the user. Such data can include information relating to the lockbox's property, and contextually relevant information relating to other similar properties nearby. Such data from the central computer also can be delivered to one more auxiliary portable communication devices, including such devices carried by individuals either in close proximity to the lockbox or at a remote location. The data also could comprise visitation history relevant to the user, allowing an agent or a prospect to review information about previous visits to properties. The central computer can also query a user to provide location information for a lockbox that has been added to the system database.

  • Patent number: 4911647
Abstract: An insertion/extraction mechanism is used to cause blind mateable electrical connectors on an electrical module to engage and disengage mating electrical connectors in a housing by forcing the module to and from its fully inserted position within the housing. The mechanism includes a U-shaped handle pivotally mounted to the module at its ends through elastomeric sleeves. The sleeves are each mounted in a mounting hole in the module and each has a central bore within which a mounting shaft, extending from the handle, is housed. Each end of the handle has a camming surface which engages a pivot pin carried by the housing as the handle is pivoted while inserting the module into and withdrawing the module from the housing. This engagement of the camming surfaces and the pivot pins causes the handle ends and the associated mounting shafts to push radially against the elastomeric sleeves as the handle is pivoted during insertion and extraction.
