    Abstract: Embodiments are directed to balance sheet operating expense lease liability reduction systems and methods that provide flexibility to tenants and securitization to landlords. In an embodiment a system includes a landlord of an asset for a fixed lease term willing to provide a rolling termination option to tenants. The system also includes a tenant (lessee) desiring to lease an asset (office, retail or residential space or airplanes, trucks, etc.) for a fixed lease term but desiring to have the flexibility of only having +/?25% of the lease liability on their balance sheet. The system further includes a lease with a rolling termination lease clause, which may include the requirement for a letter of credit in the amount of the termination payment and which accomplishes the landlord's and tenant's objectives.

    Abstract: An incapacitation of biological contaminants in air in interior space and interior air protection system and method is provided. The incapacitation of biological contaminants in air in interior space and interior air protection system and method can be for an interior space and can utilize additional UV radiation exposure of interior air which incapacitates biological contaminants in interior space as they exist, are produced and are transmitted, and can provide a barrier of air moving upwards towards additional UV radiation exposure, a portion of whose biological contaminants have been incapacitated, to inhibit transmission of biological contaminants and provide additional incapacitation of biological contaminants in interior space that is taller than approximately 6.5 to approximately 8.5 feet. The resulting interior air can be free of biological contaminants after passing through the lower and upper air UV radiation.

    Abstract: Embodiments are directed to an optimized data model for determining values for a step-down leasing arrangement. In an embodiment, a connection manager implemented at a server device receives a base rent, an original square footage, a rent escalator, and an original term. A step-down core, implemented on the server device, may determine a step-down term and a step-down space reduction factor. The step-down core may compute an original annual accrual cost based on the base rent, the original square footage, the rent escalator, and the original term. The step-down core may calculate a step-down annual obligation based on a remaining accrual obligation over an initial term and a new obligation over the step-down term. The step-down core may then identify an annual obligation reduction by subtracting the step-down annual obligation from the original annual accrual cost. The annual obligation reduction may represent cost savings achieved by the step-down leasing arrangement.
