The wish list may include items or services sold by merchants participating in the program. The wish list may be published to the merchants participating in the program. A location of the user may be determined, and an offer from one of the participating merchants may be received, where the offer is based on the location of the user. A total cost of the offer may be calculated by analyzing the offer. The user may be notified of the offer and the total cost.

A beacon device at a retail location establishes communication with a user's smart phone device which detection is then send to a remotely located server. Contingent upon the category of user determination, a determination is made regarding information pertinent to the user. The pertinent information is then caused to be sent to the user's smart phone device.

The server manages the information, documents, and tasks required to complete the mortgage, including generating alert conditions for notifications, presenting pending files to realtors and lenders, sending notifications for various deadlines, and sending notifications when information and/or documents are received.
