  • Publication number: 20130159212
Abstract: The present invention provides a computerized network and system to finance improvements in real property with no up-front costs to the property owner. The method includes providing a management firm having a computerized database of potential investors and potential investments and for regulations and calculation of rewards for the improvement. The owner of the property provides a lease on the property in return for improvements on the property financed by the investors. The Management firm selects a property development company to provide the improvements and an LLC formed by the investors and the management company provides the funding. Upon completion of the improvement, the management company manages the property and collects rental receipts. In exchange, the property owner collects a share of the receipts as do the members of the LLC.

  • Patent number: 8043026
Abstract: An application for a flow control system includes a tapered plunger situated within an conduit. The conduit is open to a downstream drainage system. The tapered plunger is buoyant, assisted by one or more floats attached such that, when the water level around the flow control system increases to a pre-determined level above a top rim of the conduit, the tapered plunger lifts due to the buoyancy. In such, the flow rate is maintained substantially constant. At the emergency level, alternate drain systems provide increased drainage to reduce the potential of flooding.

  • Patent number: 7985035
Abstract: An application for a flow control system includes a movable plunger held within a stationary riser, the stationary riser being in fluid communication with a drainage system. The movable plunger is buoyant, assisted by one or more attached floats such that, when the liquid level around the flow control system increases to a pre-determined level, the movable plunger lifts due to the buoyancy, thereby maintaining the pre-determined distance between the surface level and a bottom surface of the movable plunger, keeping the flow rate at an approximately constant level independent of the water level.

  • Publication number: 20110176869
Abstract: A flow control system includes a movable riser with multiple flow rate restrictors within a stationary riser that is interfaced to a drainage system. The movable riser is buoyed by float(s) attached to the movable riser. As the fluid level around the flow control system changes, the movable riser tracks the changes, thereby raising and lowering the flow rate restrictors. Since the flow rate restrictors have differing areas in the horizontal plane, an interstitial opening between the outer edge of each flow rate restrictor and the inner perimeter of the stationary riser differs. The flow rate is constant and proportional to the depth of the fluid over the interstitial opening with the least area. The flow rate remains constant until that flow rate restrictor creating the smallest interstitial opening lifts above the upper edge of the stationary riser at which time, the next flow rate restrictor determines the flow rate.

  • Publication number: 20110155037
Abstract: A modular dock unit and system for making large modular dock systems is disclosed. The dock unit includes a molded floatation shell, a molded decking piece and a molded dri-loc retainer ring. The floatation shell has column supports molded therein suitable for holding support members. In use, support member are placed in flanges molded into the support columns and the floatation shell rim. The dri lock retainer is placed on the side support members and the decking piece is opposed to the dri-loc retainer. Mounting aids such as tongue and groove members are molded in opposing pieces of floatation shell, retainer and deck and secured where necessary. The dock unit also includes a boat bumper system that mates with the dock units to surround the modular dock system. When assembled, the dock unit comprises a water-tight flotation cavity protecting the internal components and providing buoyancy to the dock unit.

  • Publication number: 20110076101
Abstract: An application for a flow control system includes a tapered plunger situated within an conduit. The conduit is open to a downstream drainage system. The tapered plunger is buoyant, assisted by one or more floats attached such that, when the water level around the flow control system increases to a predetermined level above a top rim of the conduit, the tapered plunger lifts due to the buoyancy. In such, the flow rate is maintained substantially constant. At the emergency level, alternate drain systems provide increased drainage to reduce the potential of flooding.

  • Publication number: 20100284746
Abstract: An application for a flow control system includes a movable riser in fluid communication and slideably engaged with a stationary riser, the stationary riser being in fluid communication with a drainage system. The movable riser is made buoyant by one or more attached floats such that, when the liquid level around the flow control system increases to a pre-determined level, the movable riser lifts due to the buoyancy of the float(s), thereby maintaining the pre-determined displacement as the water level continues to rise, yielding either a constant flow rate or a variable, predictable flow rate through the drainage system.

  • Patent number: 6956373
Abstract: Systems and methods for producing multi-dimensional tissue characterization images are described. By combining colorized MRI images composited from multiple gray tone MRI images, riffle stacks can be formed and combined to render multidimensional reconstruction of anatomical, physiological and pathological features. Biophysical parameters are therefore automatically segmented, characterized, tagged, mapped and otherwise labeled. In another embodiment, gray tone images are collected by acquiring orthogonally opposed pulse sequences, the images of which are color masked and uniquely rendered in three dimensions to obtain voxels in which the color is determined by the summative color masks applied to original gray tone pixels. This method can be embodied as specific applications designed for the brain, abdomen, breast, pelvis, musculoskeletal and other organs and biophysical systems to facilitate diagnosis, surgical planning and virtual exploration.

  • Patent number: 6462894
Abstract: There is disclosed a multi-channel panoramic night vision goggle (PNVG) system having two monocular subassemblies, each having a first channel and a second channel, each channel having an optical axis. A mounting structure, having a right and a left side, and having two angled mounting shoes may be used to mount the monocular subassemblies. The angled mounting shoes permit a single monocular subassembly to be attached to either side of the mounting structure, yet permit an optical axis of one of the first or second channels to be substantially coaxial with a user's optical axis and permits the other of the first and second channels to be at an angle not coaxial or parallel with the user's optical axis. In addition, a multi-function control may be provided to enable adjustment of the monocular subassemblies along one or more orientation axes.
