Publication number: 20240087382Abstract: Systems and methods for managing smart devices associated with a multi-family residential property are disclosed. Control or management of smart devices may be provided by a smart thermostat hub that includes one or more processors and a memory coupled to the one or more processors. The smart thermostat hub also includes a first communication interface configured to communicatively couple the smart thermostat hub to a low-power, wide area network (LPWAN) communication link and a second communication interface configured to communicatively couple the smart thermostat hub to a wireless network via a wireless communication link. The wireless network is communicatively coupled to a set of one or more smart devices. The one or more processors are configured to initialize a connection between the second communication interface and the property management platform via the second communication interface.Type: ApplicationFiled: November 21, 2023Publication date: March 14, 2024Inventors: Dave Marcinkowski, Thomas Mandry, Shawn Massie, David Gilles, Larry Lafreniere, Tray Johnson

Patent number: 11900933Abstract: The present disclosure provides systems, methods, and computer-readable storage devices for enabling user management and control of responses of a virtual assistant for use in responding to questions related to multi-dwelling units without requiring reprogramming of the virtual assistant. To illustrate, a question to be answered by a virtual assistant may be received, and one or more responses to the question may be retrieved from a response database for the virtual assistant. A user interface (UI) may be provided that indicates the one or more responses. A user-selected response may be received via the UI, the user-selected response including a selected response from the one or more responses or a user-created response. An entry in the response database may be updated based on the user-selected response and a priority associated with the entry may be set, such as by increasing the priority based on user selection of the response.Type: GrantFiled: July 19, 2021Date of Patent: February 13, 2024Assignee: EDST, LLCInventors: Dave Marcinkowski, Shawn Massie

Publication number: 20230316832Abstract: Systems and methods for managing smart devices associated with a multi-family residential property are disclosed. A method of managing smart devices includes receiving, by a server from a first smart hub via a first network, information relating to operating conditions of each smart hub of a plurality of smart hubs. The first smart hub is operable as a gateway for relaying communications between the server via the first network and other smart hubs via a second network. The server monitors the operating conditions of each smart hub based on the information received from the first smart hub. Based on a detected change in the operating conditions of the first smart hub, the server selects a second smart hub to operate as the gateway. The server transmits one or more commands via the first network to switch the gateway from the first smart hub to the second smart hub.Type: ApplicationFiled: June 2, 2023Publication date: October 5, 2023Inventors: Dave Marcinkowski, Thomas Mandry, Shawn Massie, David Gilles, Larry LaFreniere, Tray Johnson

Patent number: 11694287Abstract: An intelligent property management system comprises an intelligent property management platform. The intelligent property management platform communicates with other system components via respective communication portals. The respective portals comprise a vendor portal, a tenant portal, an investor portal, a security device portal, and a communications service portal. These features enable the intelligent property management system, while utilizing a communication network, to intelligently improve, e.g., maintenance, security, communication, vendors services, and investments relating to managed properties.Type: GrantFiled: May 18, 2018Date of Patent: July 4, 2023Assignee: EDST, LLCInventors: Dave Marcinkowski, Thomas Mandry

Patent number: 11562607Abstract: A smart thermostat hub and a management platform for controlling and securing smart devices in a multi-family residential property are disclosed. Smart thermostat hubs may bi-directionally communicate with the management platform using a LoRaWAN communication link and communicate with smart devices present within an apartment of the multi-family residential property via a non-LoRaWAN communication link. Smart thermostat hub may provide a gateway or bridge between the management platform and an offline door lock, thereby enabling access credentials for an offline door lock to be disabled from the management platform, and may serve to facilitate remote configuration of other smart devices, such as thermostats and smart light fixtures, for example.Type: GrantFiled: January 15, 2022Date of Patent: January 24, 2023Assignee: EDST, LLCInventors: Dave Marcinkowski, Thomas Mandry, Shawn Massie, David Gilles, Larry LaFreniere, Tray Johnson
