The host server is configured to receive an input including information related to a particular asset, such as a real property. The host server is configured to access one or more third party databases to enumerate encumbrances upon a seller's title to the particular asset and, in response, generate a grading of a property based on, without limitation, the (1) number and (2) type of encumbrances identified by the third party databases. The grading is thereafter transmitted to the client device for display to a user of the client device.
