Patent number: 11551317Abstract: Automated property value calculation is provided. The method comprises receiving historic transaction data for a group of real estate properties over a specified time and receiving characteristic data regarding the properties for a number of defined categories. Historic data is also received for a number of demographic parameters over the specified time. The demographic data corresponds to regions in which the properties are located. A predictive valuation model is built with the financial transaction data, characteristic data, and demographic data. Individual values are calculated with the predictive valuation model for a new group of real estate properties according to their characteristics. The individual values are then aggregated. Financial transaction data is received for the new group of properties, and a net asset value of the new group of properties is calculated according to the aggregated valuations and financial transaction data.Type: GrantFiled: March 3, 2020Date of Patent: January 10, 2023Assignee: S&P Global Inc.Inventors: Hyunyoung Choi, Hao Yan, Xu Cai, Qiuhao Zhang, Dun Wang, Hao Jiang

Patent number: 9748988Abstract: An interference wave signal frequency is highly accurate and the interference wave signal is surely removed. A controller of an interference wave signal remover detects the interference wave signal based on a frequency scanning result by an entire-range frequency scanner, and sets a notch filter to attenuate the interference wave signal frequency. A local scan frequency band BWfL of a local frequency scanner is set by having the interference wave signal frequency as its central frequency, and local scan frequencies BINL are set so that frequency bands overlap with each other between adjacent frequency BINA. The local frequency scanner frequency-scans input signals to the notch filter. The controller calculates a frequency error ?f of the interference wave signal frequency from the local frequency scanner, corrects the interference wave signal frequency which is from the entire-range frequency scanner by the frequency error ?f, and updates the setting of the notch filter.Type: GrantFiled: December 19, 2011Date of Patent: August 29, 2017Assignee: Furuno Electric Co., Ltd.Inventors: Dun Wang, Hitoshi Kondo

Patent number: 8295422Abstract: A code controller configures a code state at a substantially constant and low storage volume, and at a substantially constant computational processing amount, regardless of which state position a desired code state is present in within the state area of the code states. In one embodiment, a state processor detects the position of a desired code state based on an inputted code phase amount. Based on the detection, state processor performs processing for jumping the code state a predetermined interval, and obtains a specific code state near the code state. The state processor selects the appropriate process from among a process for delaying the code state one state at a time from the obtained code state and a process for transiting the code state one state at a time in the direction opposite the delay direction, transits the code state, and obtains the desired code state.Type: GrantFiled: February 20, 2006Date of Patent: October 23, 2012Assignee: Furuno Electric Company, LtdInventor: Dun Wang

Patent number: 7573337Abstract: A code is provided which outputs a predetermined code enable signal by executing a simple control, depending on a clock signal frequency, with an optimal circuit scale. A multiplexer receives integers which are relatively prime, and outputs either of them to an adder, depending on comparator output signal. The adder adds an integer latched by the register and an integer output by the multiplexer, and outputs the result via a multiplexer to the register. The register latches and outputs the received integer to the comparator with a sampling clock signal frequency. In accordance with a threshold set based on the integers and the number of bits of the adder or the register, the comparator outputs a signal having the High state only when the output integer of the register satisfies the threshold condition. The code outputs this as a code enable signal.Type: GrantFiled: July 4, 2005Date of Patent: August 11, 2009Assignee: Furuno Electric Company, Ltd.Inventors: Dun Wang, Tsutomu Okada

Publication number: 20070263701Abstract: A code NCO is provided which correctly outputs a predetermined code enable signal by executing a simple control, depending on a frequency of a clock signal, with an optimal circuit scale. A multiplexer 1 receives integers of N and M which are relatively prime, and outputs either of them to an adder 2, depending on an output signal of a comparator 6. The adder 2 adds an integer latched by the register 5 and an integer output by the multiplexer 1, and outputs the result via a multiplexer 4 to the register 5. The register 5 latches and outputs the received integer to the comparator 6 with a frequency fs of a sampling clock signal SCLK. In accordance with a threshold set based on the integers of N and M and the number L of bits of the adder 2 or the register 5, the comparator 6 outputs a signal having the High state only when the output integer of the register 5 satisfies the threshold condition. The code NCO outputs this signal as a code enable signal having a frequency fo.Type: ApplicationFiled: April 7, 2005Publication date: November 15, 2007Inventors: Dun Wang, Tsutomu Okada
