    Abstract: Methods and systems for leasing and transferring real estate are provided. The methods and systems are configured to allow a customer to select one or more parcels of real estate owned by a real estate owner or by an investor, and develop the selected parcels if needed or desired. The methods and systems further comprise executing a lease-contract and a real estate transfer contract by the customer and investor, the lease-contract providing that the investor conveys a leasehold to the customer for the parcel(s) of real estate and the real estate transfer contract providing that the real estate transfer contract is not valid unless one or more condition precedents are satisfied. The real estate transfer contract becomes effective due to the condition precedent of the full price being paid through lease payments being paid by the customer.

    Abstract: In an embodiment, a system contains a payee data database configured to store payee data that contains intended payee information and a fraud marker engine configured to determine a fraud marker based on the payee data, wherein the fraud marker identifies an activity including performing a transaction benefiting a payee account, wherein a plurality of payor accounts have, within a defined time frame, changed their intended payee information to include the payee account. The system also contains a fraud marker scoring engine that determines a fraud score for the fraud marker based a likelihood that the activity is fraudulent or a severity of the activity, and an activity monitoring and matching engine configured to monitor activity of a first payee account and a first payor account, determine that the monitored activity matches the fraud marker, and institute a block, cancellation, or hold on the monitored activity based on the fraud score.

    Abstract: The bag-supporting frame includes a circular band having an annular groove on its outer wall. Three legs extend downwardly from the band and contact the ground when the frame is standing upright. An elastic cord is received in the groove for attaching the upper portion of the bag to the band such that the band holds the mouth open. In use the frame is tipped over so that the mouth of the bag is substantially vertical. The legs are arranged to support the frame so that it holds the mouth of the bag in that position. Particulate material such as leaves and grass cuttings can then be conveniently raked or shoveled into the bag.

    Abstract: An illuminated surgical retractor for illuminating a subcutaneous surgical field in the space between a vessel, such as the saphenous vein, and the subcutaneous tissue when the illuminated retractor is used to retract the subcutaneous tissue away from the superior surface of the vessel, the illuminated surgical retractor having a handle member pivotally connected at an acute angle to a first elongate section and a second elongate section that is releasably connected to the first elongate section and a portion of the second elongate section defining an illumination input end portion which is optically coupled to a light source so that the second elongate section is substantially illuminated, and, a shroud member is positioned on the proximal end portion of the first elongate section to aid in the dissection of the intervening tissue.
