Abstract: A sash balance brake shoe assembly (2) is disclosed for counterbalancing a sash window (3) slidably supported within a master frame (5). The assembly generally includes a balance assembly preferably in the form of a block and tackle balance assembly (7) and a brake shoe (28). The balance assembly has a balance channel (6). The brake shoe (28) has an extension member (36) that is received by the balance channel (6). A fastener (42) directly connects the brake shoe (28) to the balance channel (6).

Abstract: A brake assembly (24) is provided for locking a slidable sash window (14) within a track (16) of a frame (12). The track (16) has a pair of spaced apart, opposed sidewalls (20), the brake assembly (24) includes a slider body (28) adapted for slidable motion within the track (16). The slider body (28) has a central opening (34) extending from a front face (36) to a rear face (38) and has a side opening (46) adjacent to the central opening (34). The assembly also includes a brake member (30) comprising a spring having a braking surface (58), and mounted within the slider body (28) such that the braking surface (58) is adapted for reciprocal lateral movement through the side opening (46).

Abstract: A tilt latch (10) for a sash window (12) has a bolt stop. The sash window (12) is disposed within opposed guide rails (16) on a master frame (14). The sash window (12) is comprised of a top sash rail (20), a base (22) and two stiles (24,26) connected together at their extremities. The tilt-latch (10) is adapted for releasably securing the sash window (12) to the master frame (14). The tilt-latch (10) is comprised of a housing (42) adapted to be supported by the top rail (20). The housing (42) has an outward end opening (44). A latch bolt (46) is disposed within the housing (42) and has a nose adapted for engaging a respective one of the guide rails (16). A protrusion (80) is located either on the latch bolt (46) or the housing (42) and a lock wall (86) is located either on the housing (42) or the latch bolt (46).
