The apparatus is preferably a handheld smart device such as a smart phone or smart tablet with a processor and a digital storage storing programmable code. The programmable code is executable upon command to cause the smart device to generate a user interface with a representation of one or both of: architectural aspects and equipment items in the building and digital content associated with the physical location. The smart device will designate a zone on the user interface correlating with an area in the physical building, and link digital content with positional coordinates within the designated zone. If the positional coordinates indicate that the smart device is within the designated zone, the user interface on the smart device will display the architectural aspects and the equipment items and the digital content associated with the designated zone.

Sensor data from IoT sensors located at the geospatial position may be included in the interface and associated with virtual tags. Multifactor authentication may control access to the digital content.
