  • Publication number: 20240087063
Abstract: Systems and methods for document transformation and recordation are provided. Documents for a transaction of real property are identified based on a jurisdiction in which the real property is located. Each document includes a plurality of data fields and each data field is associated with a data field identifier. A data value is received in at least one of the data fields of one or more of the documents. The data fields in the documents associated with the data field identifiers that match the data field identifiers of the data fields in which the data values are received are identified. The identified data fields are automatically populated with the data values based on the data field identifiers. Completeness rules are applied to the documents by verifying all required documents for completing the transaction in the jurisdiction are satisfied. Documents or information pertaining the documents can be stored in a blockchain.

  • Patent number: 11266901
Abstract: A motorized skateboard has a maneuverable rear truck. The riding platform on which the user stands includes a rotatable steering platform that the rider can step on with his rear foot. In the nominal position the steering platform extends slightly above the rest of the riding platform and is locked from rotating. When a user steps on the steering platform, the steering platform gets pushed downward against a spring. The downward movement causes a wedge to force apart two pawl level arms, thus disengaging respective pawls from a ratchet thereby unlocking the steering. In this position the steering platform is rotationally coupled to the rear truck through two spur gears acting in serial such that as the user pivots his foot clockwise, the rear truck turns counterclockwise, and vice versa. The result is a steering motion that is similar to turning a snowboard.

  • Patent number: 11136089
Abstract: An electric transformable scooter that can transform between a stand-on configuration and a ride-on configuration. The scooter has a fixed frame member at the front to which the front wheel and handlebar are mounted, and movable frame member that extends between the rear wheel and the fixed frame member. The front end of the movable frame member slides or otherwise adjusts to either a lower position or an upper position on the fixed frame member. When the movable frame member is at the lower position and locked thereat, it is generally horizontal, and its top surface defines a stand-on floorboard for stand-on operation. When the movable frame member is slid to its upper position and locked thereat, it is inclined from front to rear, and portion rotates away and locks thereat to become a seat for ride-on operation.

  • Patent number: 10046246
Abstract: A reconfigurable toy vehicle track, accessory, and track set may each be moved between multiple positions in order to provide multiple configurations. A first toy vehicle track section may include a first portion and a second portion that are pivotally or rotatably coupled together. A second toy vehicle track section may include an accessory that is rotatably coupled thereto and pivotable with respect to the second track portion between at least a first position which may elevate the second track portion and a second position in which the accessory extends above the second track portion. Including the first track section, the second track section, and supports in a track set provides a track set that may be reconfigured between a flat configuration and an elevated configuration without disconnecting any track portions.

  • Patent number: 8313528
Abstract: Some embodiments of the invention disclose an apparatus for achieving rapid mechanical fusion between two adjacent vertebral bodies by positioning a fusion member with one or more channels between the two vertebral bodies. Once the fusion member properly positioned, one or more needles are passed through the fusion member's channels and advanced into the marrow space of the adjacent vertebral bodies. Each needle has a lumen for receiving adhesive material and supplying said material to the marrow space of the adjacent vertebral bodies. The adhesive material is for adhesively bonding the needle to the adjacent vertebral bodies. In some embodiments, a needle also has various surface contours along its shaft, including angled teeth and backfacing ridges.
