  • Publication number: 20230196485
Abstract: A two-model method for estimating the After-Repair Value (“ARV”) of residential real estate properties, regardless of their current or advertised condition. The method employs an automated scalable process that uses realtor descriptions of thousands of properties to achieve this goal. The first model involves implementing a software machine learning classification algorithm, augmented with natural language processing (NLP) techniques, to evaluate thousands of properties and identify recent renovations for use as comparables. The second model uses the renovation outputs of the first model to estimate the ARV of every property in the system. The output of this system provides the After-Repair Valuations back to the user in formats that can support either the use of individual estimations or in aggregate by use of a geographic variable. An innovative feature of this system is the creation of subgroup-adjusted variables to increase the number of valid real estate comparables for the subject properties.

  • Publication number: 20230196479
Abstract: Techniques for generating ephemeral collections of content items are described herein. For example, a social networking system may receive, from a first account, a request to generate a collection of content items, or a “collaborative story.” The request may include an identifier associated with a second account that is to be associated with the collaborative story. Based on the request, the social networking system may generate the collaborative story and associate the second account therewith, designating the first account and the second account are as collaborators. In some examples, the social networking system may receive content from the first account and/or the second account and may publish the content in association with the collaborative story via the social networking system.

  • Publication number: 20230194811
Abstract: An optoelectronic module includes a housing enclosing at least one optical transmitter or receiver and includes a release mechanism configured to engage with a cage sized and shaped to receive the housing. A cable connector for a fiber optic cable is configured to engage in a port of the module, and a slideable collar on the cable connector can keep the module engaged in the port. For example, the collar can hold tabs or arms inside the port engaged with slots or indents on a body of the connector to prevent the connector from being pulled from the port. A retainer is configured to prevent retraction of a collar on the cable connector so that the connector is not inadvertently removed from the port. By keeping the connector engaged, the retainer may by extension keep the module engaged in the cage by preventing inadvertent release of the release mechanism on the module.
