Patent number: 11948214Abstract: The present disclosure provides a method of creating and managing residential net leases in which a net lease network determines the parameters of a residential net lease for properties located in certain regions, cities, or towns. The net lease network autopopulates approved terms to generate a residential net lease agreement document. The net lease network record, in a reserve database, accounting for amounts remunerated to respective owners and collected from respective tenants per a rent schedule and accountings for amounts remunerated to investors based on determined profit margins over term of lease.Type: GrantFiled: March 23, 2023Date of Patent: April 2, 2024Assignee: CAPVIEW PARTNERS, LLCInventors: John Hammill, Kevin Connelly, Danilo da Silva

Publication number: 20160302972Abstract: An apparatus for equalizing pressure and exercising the Eustachian tubes includes a hand held air source for providing a flow of air into a nostril while the other nostril is shut. Swallowing during the intake of air in the nostril helps to open the Eustachian tubes and routine use on a daily can prevent problems associated with flying, scuba diving, colds and allergies. A simpler and less expensive air pressure limiting device limits the air pressure perceived at the nose by way of a unique air tube configured with simple side openings and screws adjusted when manufactured to preset the maximum air pressure.Type: ApplicationFiled: April 15, 2015Publication date: October 20, 2016Applicant: EXERCORE LLCInventors: Kevin Connelly, Derek Lidbom

Publication number: 20100179490Abstract: An ear canal flushing device includes a main body with a cavity for storing a liquid and a temperature sensor for indicating when the liquid is within a selected temperature range that will not adversely affect the patient when the liquid contacts the tympanic membrane. A nozzle is removably attachable to the main body where the nozzle includes a distal portion adapted for insertion into the ear canal and an internal nozzle lumen in fluid communication with the opening in the main body. The nozzle also includes at least one discharge port in fluid communication with the internal nozzle lumen wherein when pressure is applied to the main body a volume of the cavity decreases and liquid is forced out of the at least one discharge port such that the ear canal can be rinsed.Type: ApplicationFiled: August 7, 2009Publication date: July 15, 2010Applicant: Micromedics, Inc.Inventors: Kevin Connelly, Curt Miller, Eric Fraser

Patent number: 7599476Abstract: Disclosed is a unified messaging system and method for combining a voice-mail system with an e-mail system. The present invention is a hybrid event driven system that polls a universal e-mail box for receipts, with the voice-mail system being fully event driven. The present invention maintains two persistent log-ins to the universal e-mail box, one to deliver messages and one to read message receipts. Thus, the system and method does not need to log-in and -out or read the entire list of messages. The present invention uses a file system instead of a state database. The system and method acts in real time such that messages in the unified messaging systems are synchronized within a pre-determined real-time. The system and method uses a “fail-safing” technique in which, after copies of messages are made and stored by each messaging component, allows one system to work if another is down.Type: GrantFiled: October 1, 2007Date of Patent: October 6, 2009Assignee: Advanced Logic Industries, IncInventors: John Pantana, Kevin Connelly

Patent number: 7316237Abstract: A demountable wind-resistant sunshade canopy for shading children's play areas or other actively used areas. The canopy device is removably secured over a support structure, and is comprised of a hip beams supported by columns mounted on the support structure, and the hip beams extend upwardly and inwardly toward an apex or ridge beam. Cantilevered ends of the hip beam extend beyond the support structure, providing shade for equipment, such as children's play equipment or other actively used areas.Type: GrantFiled: April 27, 2006Date of Patent: January 8, 2008Assignee: Solar Dynamics CorporationInventor: Kevin Connelly

Publication number: 20060207640Abstract: The invention is directed to a shade and rain combination. The basic umbrella includes a shaft having at its top expending ribs with peripheral points at the ends of the ribs. A woven mesh cover is attached to the ribs and is extending to the peripheral points and attached thereto. The mesh cover protects a person under the umbrella from the harmful ultraviolet rays of the sun while at the same time allowing ventilating air to pass there through. In the event of rain a water proof cover may be placed over the mesh cover to prevent rain water from passing there through. The rain cover is fastened at each of ribs at their peripheral point thereof. The shaft of the umbrella can be fastened in an upright position at objects having different orientations, that is, vertical or horizontal. One surface of the rain cover is used to indicate an emergency by displaying a bright color or by displaying the emergency words “HELP” or “SOS”.Type: ApplicationFiled: May 25, 2006Publication date: September 21, 2006Inventor: Kevin Connelly

Publication number: 20060156644Abstract: The invention is directed to a shade canopy in combination with a fitting that is used in a support structure wherein beams support the shade canopy over a playground for children. The fitting may be inserted at its lower end into vertical support columns rigidly supported in the ground. The fitting includes a connector plate that is welded to an upper end of the fitting but at an angle which is determinative of the angle of the roof of the canopy. There is a counter plate attached to a saddle pipe. When the connector plate and the counter plate are attached to each other to thereby form the fitting, they will have a correct pitch and rigidity of the support structure to support the canopy over the playground.Type: ApplicationFiled: February 21, 2006Publication date: July 20, 2006Inventor: Kevin Connelly

Patent number: 6958223Abstract: Incorporation of certain amino acid analogs into polypeptides produced by cells which do not ordinarily provide polypeptides containing such amino acid analogs is accomplished by subjecting the cells to growth media containing such amino acid analogs. The degree of incorporation can be regulated by adjusting the concentration of amino acid analogs in the media and/or by adjusting osmolality of the media. Such incorporation allows the chemical and physical characteristics of polypeptides to be altered and studied. In addition, nucleic acid and corresponding proteins including a domain from a physiologically active peptide and a domain from an extracellular matrix protein which is capable of providing a self-aggregate are provided. Human extracellular matrix proteins capable of providing a self-aggregate collagen are provided which are produced by prokaryotic cells. Preferred codon usage is employed to produce extracellular matrix proteins in prokaryotics.Type: GrantFiled: March 22, 2002Date of Patent: October 25, 2005Assignee: United States Surgical CorporationInventors: Elliott A. Publication number: 20050108164Abstract: A method of making, tracking and confirming the receipt of bank deposits by a user to a financial institution is disclosed. The method includes first accessing a user account on a database, entering deposit information including the account number and amount of the intended deposit on the database to create an electronic deposit record, and then encoding the deposit information in a machine readable format. The information is then associated with the encoded deposit information in close proximity with the deposit, creating a deposit package. The package is then transmitted to a financial institution or armored car carrier where the machine readable encoded deposit information is read and transmitted to a database that contains information about the account and status of the deposit.Type: ApplicationFiled: September 10, 2004Publication date: May 19, 2005Inventors: Louis Salafia, Kevin Connelly, Josh Mann
