    Abstract: A modular dock unit and system for making large modular dock systems is disclosed. The dock unit includes a molded floatation shell, a molded decking piece and a molded water-tight retainer ring. The floatation shell has column supports molded therein suitable for holding support members. In use, support member are placed in flanges molded into the support columns and the floatation shell rim. The water-tight retainer ring is placed on the side support members and the decking piece is opposed to the water-tight retainer. Mounting aids such as tongue and groove members are molded in opposing pieces of floatation shell, retainer and deck and secured where necessary. The dock unit also includes a boat bumper system that mates with the dock units to surround the modular dock system. When assembled, the dock unit comprises a water-tight flotation cavity protecting the internal components and providing buoyancy to the dock unit.

    Abstract: The present invention provides a computerized network and system to finance improvements in real property with no up-front costs to the property owner. The method includes providing a management firm having a computerized database of potential investors and potential investments and for regulations and calculation of rewards for the improvement. The owner of the property provides a lease on the property in return for improvements on the property financed by the investors. The Management firm selects a property development company to provide the improvements and an LLC formed by the investors and the management company provides the funding. Upon completion of the improvement, the management company manages the property and collects rental receipts. In exchange, the property owner collects a share of the receipts as do the members of the LLC.

    Abstract: A method of assembling a dock is provided. The method includes positioning a first dock module adjacent a second dock module wherein each dock module includes a top surface, a bottom surface, and a plurality of sidewalls extending therebetween. Each top surface includes at least one channel extending between opposed sidewalls, each bottom surface includes at least one pocket therein, and each sidewall includes at least one coupling slot extending from the top surface. A first coupling slot of the first dock module is substantially aligned with a first coupling slot of the second dock module. The method also includes inserting a first coupler into the first coupling slot of the first dock module and into the first coupling slot of the second dock module such that the dock modules are secured to one another.
