Abstract: A method is provided for a service provider to automate service tasks for a client where the client would otherwise need to perform the tasks. The method can be implemented using computers and the internet, where a web site is provided that the client can access for information and/or calculations. Where the client is a lender making a loan to a borrower, who wishes to purchase real or personal property from a seller, the client provides customer information to the service provider who in turn provides documents for execution by the borrower and the seller. After auditing the information received, the service provider advises the client whether to make the loan. If the loan is made, the client disburses proceeds to the seller and/or to a pre-existing lienholder and an amount to the service provider, who sends information to a governmental entity for recording a lien on the property.

Abstract: A computer-implemented system for proactively and continuously monitoring the compliance of property transaction agents with government registration laws and regulations includes methods and apparatus for receiving on a periodic basis at a central monitoring computer, information regarding property purchases from computers at financing sources, and information regarding property registrations from computers at a governmental entity. The central monitoring computer compares the two sets of information at periodic intervals, detects instances where there are missing or late registrations, or errors in registration information. The governmental entity sets parameters in the central monitoring computer for determining which detected information should be flagged for further attention.

Abstract: A system for monitoring the status of individual items of personal property which serve as collateral for securing financing. The system receives financing information from a first financing source and a second financing source. A unique identification code is associated with each individual item of personal property which serves as collateral for securing financing from the first and second financing sources. The financing information from the first financing source is compared with the financing information from the second financing source based at least in part upon the identification codes of the items of personal property to identify particular items of personal property that simultaneously serve as collateral to secure financing from both the first and second financing sources. The affected first and second financing sources are notified about the identified item of personal property.
