A plurality of test fit parameters are transmitted for display in the GUI for the client device to select. The selected test fit parameters are received wherein at least one comprises usable square footage. The selected property record of a property including property parameters is received. Leasing cost and construction cost estimates and a proposed layout are automatically generated including a determination of a headcount and numbers and types of office space based on the selected test fit parameters including the usable square footage and the selected property record. The generated leasing and construction cost estimates and proposed layout are transmitted for display.
