Abstract: Methods and systems for bankarizing real estate properties and increasing their yield include a plurality of real estate properties, each real estate property being owned by a respective owner; at least one evaluation computer performing operations comprising: determining, for each of the real estate properties, a real estate property standard value less than a respective fair market value; storing the real estate property standard value; and a plurality of financial institutions. The methods and systems include each financial institution having a respective financial institution computer, and borrowing money from lenders, provided that the financial institution provides guarantees to the lenders; an owner of a real estate property having a certificate based on the real estate property standard value of the real estate property; and a certificate deposited the owner, for the benefit of a financial institution.

Abstract: Methods and systems for bankarizing real estate properties and increasing their yield. These methods and systems include receiving by a financial institution mortgage certificates, each mortgage certificate representing a first rank mortgage of a real estate property for the benefit of the financial institution. These mortgage certificates can be pledged by the financial institution to get loans. In exchange for the deposit of the mortgage certificates, the owners of the real estate properties get a fee from the financial institution. These methods and systems further include an agency running one or several databases, analyzing relevant information, evaluating the real estate properties object of the mortgage certificates, determining a standard value, issuing the mortgage certificates and producing reports to all parties.
