  • Publication number: 20110047086
Abstract: A system and method may automatically receive an electronic lease or other agreement document for property and parse the document to identify provisions provided therein. The lease may then be evaluated for various types of provisions to determine an overall quality score. In one example, the quality score may correspond to an environmental sustainability score and include considerations such as sub-metering, water-saving fixtures, LEED certification and the like. In one or more arrangements, provisions may be identified by generating and providing an electronic questionnaire through which a user may specify the applicable terms of the lease. Approval of the lease may be conditioned on a minimum environmental sustainability score as determined by the lease provisions. A system may further suggest ways to improve the environmental sustainability score.

  • Publication number: 20100042446
Abstract: An apparatus for providing real estate property review and evaluation is provided. The apparatus may include a storage module, an analysis engine in communication with the storage module, and an evaluation output module in communication with the analysis engine. The analysis engine may be configured to receive from the storage module information corresponding to a plurality of real estate properties. The information may further correspond to a predetermined group of data points for each of the properties. The analysis engine may calculate a score for each of the properties based on the information for the data points for each of the properties. The analysis engine may also transmit to the evaluation output module an index value for each of the properties based, at least in part, on the calculated score for each of the properties.

  • Publication number: 20090125347
Abstract: Leases and other types of agreements may be evaluated based on factors including time to delivery, cost of the agreement and/or quality of agreement. According to one or more aspects, the quality of an agreement may be judged based on the rights and/or provisions obtained in the lease. In one example, points may be awarded for each category (e.g., time, cost and/or quality) based on goals that are met. The points may be totaled and combined to form a composite lease quality score or index. A commission for a partner entity procuring the lease may be determined based on the composite lease quality score or index. For example, if the lease quality index is in a median range, the standard or average commission may be awarded. However, if the lease quality index is at least one standard deviation greater than the median, a higher commission may be awarded.

  • Publication number: 20040115720
Abstract: A high throughput RNA laboratory protocol is provided for the extraction and maintenance of a sufficient quantity of high quality RNA during sample preparation in order to analyze several genes at a time with assistance of computer analysis. The subject invention includes a method for analyzing RNA comprising the steps of extracting RNA from a complex biological construct in sufficient quantities to provide accurate RNA data, transferring RNA to an apparatus that maintains the RNA and necessary reagents at a temperature of between about 0 to 10° C., and analyzing RNA with a computer generated mathematical analysis of the data to access the presence of RNA and ultimately test the efficacy of a drug.

  • Patent number: 6402915
Abstract: An electrophoresis running tank assembly includes a running tank and a power supply holder that is integral to the running tank. A lid is configured for covering the tank, with two activation arms depending downwardly from the lid and with peripheral vertical skirts of the lid overlapping the walls of the tank. Two switches are held by a switch assembly in the power supply holder and are accessible through a space between the power supply holder and a pin wall that supports two connector pins. When the lid is engaged with the tank, the activation arms extend into the space to abut and thereby close the switches, thereby electrically connecting the switches to the electrode. A power supply can be engaged with the pins to energize the electrodes.

  • Patent number: 6063250
Abstract: An electrophoresis running tank assembly includes a running tank and a power supply holder that is integral to the running tank. A lid with two pins protruding from it can be engaged with the running tank with the pins extending through holes in the power supply holder. A contact is positioned in each hole, and the contacts are electrically connected to an electrophoresis electrode in the running tank. When a power supply is advanced into the power supply holder and the lid is properly positioned on the running tank, the pins on the lid mate with receptacles of the power supply, thereby establishing a connection between the power supply receptacles and the contacts in the holes and, hence, the electrophoresis electrode.
