    Abstract: A system is disclosed that implements various features for enabling property appraisals, and other types of property studies, to be performed more efficiently. One such feature involves the generation of user-specific workflows specifying properties to be visited, and photos to be taken, by specific appraisers or other users. The workflows may be generated using “photos needed” flags in a data repository of incomplete appraisal reports, and may be displayed and used by a mobile workflow application running on mobile devices of such users.     Abstract: A system is disclosed for identifying potential short sale transactions that can be bundled or combined to produce a beneficial result to the financial institutions involved. Embodiments are directed to the identification of properties matching certain criteria that make them likely candidates for a short sale transaction. Other embodiments disclosed herein assess the value of identified properties and associated mortgages to facilitate short sale transactions, so that mortgage holders can have an accurate assessment of potential losses involved in short sale and foreclosure situations where multiple mortgages are involved. One embodiment provides an assessment of estimated potential losses realized by secondary mortgage holders and/or losses avoided by primary mortgage holders in proposed short sale situations.

    Abstract: An automated system is presented to create sequence of rules for submission of loan data to automated valuation models (or AV Ms) and collateral risk indicators (CRIs.) The present invention combines CRI analysis with a program to simulate, within specific geographical locations and at multiple price tiers, possible combinations of three factors: AVM order, confidence score limit, and AVM-to-estimated value ratio. Data are run through each combination to find those combinations that product an acceptable hit rate and accuracy while meeting the risk requirements of the lender. This results in a rule set that includes sequence rules that contain the proper sequence for AVM and CRI requests for that property and qualification rules that define confidence score cutoffs and acceptable AVM-to-estimated value ratios.
