Abstract: The present invention provides am apparatus and methods for an equipment monitoring system coupled to equipment, such as a garage door opener, sprinkler system, HVAC, and other equipment amenable to remote operation. The system permits a user to operate equipment controls via a smartphone, tablet, or other networked appliance. Photography and video equipment may be incorporated to validate equipment status and operation.
