Abstract: The invention generally relates to a latch apparatus having a locking live bolt. One embodiment of the invention is a latch apparatus having a housing with opposed plates that are spaced apart and secured to each other by support arms formed from the plates. A live bolt of the apparatus is slidably mounted in the housing and horizontally actuated between an extended and a retracted position. A live bolt hub is mounted in the housing and actuates the live bolt. A slide, actuated by a rotatable cam, is mounted in the housing and moves vertically between a first position and a second position. In the first position the slide is disengaged from the live bolt, and in the second position the slide locks the live bolt in an extended position.
Abstract: The present invention relates to locking door latches. A door latch according to the invention may include a handle assembly that includes a generally cylindrical shank having an axis, an engagement member that includes a generally cylindrical bore configured to permit the shank to pass through the engagement member, a spindle operable by the shank, and a live bolt assembly coupled to the spindle so as to be actuated by the spindle. The handle is movable in a direction parallel to the axis between a first position and a second position. In the first position, the shank engages the engagement member so as to prohibit the shank from rotating about the axis. In the second position, the shank does not engage the engagement member so as to permit rotation of the shank about the axis.
Abstract: A multipoint lock system for use with the active and inactive doors of two-door sets, which provides an operator with the ability to lock or unlock a plurality of locking points both manually and automatically, and features a blocking mechanism to prevent unwanted locking. The system comprises a pair of releasably engaged mechanisms, one of which primarily controls the deployment of the locking members, while the other primarily controls the receiving windows that receive the locking members. Each mechanism is operated by a lever and thumbturn attached to a centralized cassette.

The improved keeper is typically mounted flush to a surface of an extruded window component. The clearance slot allows the keeper to be mounted with improved precision and thereby reduces interferences caused by misaligned window hardware.

Abstract: A multi-point lock and method for locking with two remote mortise locks operated by a central actuator to which they are mechanically linked. The mortise locks are mounted with opposite orientation so that they simultaneously engage separate keepers from opposite directions. A housing of the multi-point lock is adapted to allow the placement of mounting screws along the entire length of the lock.
Abstract: The invention pertains to a window sash lock comprising a handle, a latch, a base and a base cover that fits over at least a substantial portion of the base and completely covers the base fasteners, while not interfering with the handle and latch. The base cover is typically a molded plastic design but may be formed as a metal stamping or fabricated from any suitable material. The base cover may be attached to the base by snap means or by an interference fit for easy removal and reinstallation so that the base cover can be replaced when decorating to provide a color, style or textural change.
Abstract: An operator for controlling the movement of a window sash relative to a frame with a raised surface along a frame sill thereof, wherein the operator includes a base having a first support surface, an aperture and a bottom exterior surface with a slot therein, the base attached to the frame with the raised surface fitting substantially within the slot. Also a method for manufacturing the operator includes the steps of passing the worm shaft through the hole with the worm shoulder engaging the internal shoulder and the worm disposed against the first support surface, fitting the arm to the central post, the arm in drivable engagement with the worm, placing the base and the cover together with the worm disposed between the first and second support surfaces and the central post.

Abstract: A pop-in extended travel single roller for patio doors is retained in the patio door track by no mechanical device. This is accomplished by mounting the roller assembly into a pre-fabricated opening, the width of which is slightly larger than the over-all basic width of the outer housing. Protrusions on the side of the outer housing, after passing through the opening, retain the roller in the proper position. This feature eliminates the need for mechanical fasteners thereby saving costs of parts and labor. This assembly also provides for increased over-all height adjustment range aids the ease of removal of the movable panel of the patio door assembly through the use of an adjusting screw.
Abstract: The invention provides a wheel or roller assembly for a patio door or the like comprising a carriage having two parallel spaced side plates and a pair of grooved wheels mounted within the carriage that provide for the self adjustment of the roller wheels as while the wheels are adjusted. Also, while the roller wheels are being adjusted, the assembly provides an enhancement that will prevent the wheels from rocking out of level orientation in the full wheels up position.
Abstract: An actuator having a housing with a pivot opening therein. An actuator handle has a pivot pin extending from an end thereof for connecting the handle to a crank which includes a drive pin. The handle is assembled to the housing with the pivot pin extending through the pivot opening. A bushing may be disposed between the pivot pin and the pivot opening to take up tolerances between the parts and provide smooth handle rotation. The drive pin on the crank extends into a drive slot on a slider which translates within the housing to actuate a window locking mechanism. The drive slot is generally pear-shaped with, preferably symmetrical, opposed curved sidewalls along which the drive pin rides during rotation of the handle. The slider may further include a pair of fulcrum tabs disposed on a top thereof adjacent opposite sides of the drive slot for contacting a side surface of the crank during rotation of the handle to provide mechanical advantage at the handle.

Abstract: A latch apparatus for a door having a first face and a second face includes a housing adapted for mounting on the first face of the door. The bolt member pivotally mounts to the housing and extends and retracts in and out from the housing and is urged toward an extended position by a return spring. A first push type handle mounts to the housing and retracts the bolt when pushed toward the door. A spindle extends through the door from a second latch pivotally mounted to the second face of the door. The spring back engages the spindle and provides for retracting the bolt upon rotation of the spindle.
