    Abstract: A sash window fastener includes a lock assembly, latch assembly, and stop member. The lock assembly mounts upon the meeting rail, and includes a pivotable cam to engage a keeper on the master frame, and a pivotable arm that acts as a follower. The arm interconnects with the latch within the meeting rail, so cam rotation controls arm positioning—causing translational movement of the latch. The cam can occupy four positions causing four corresponding latch positions: an extended position securing the cam to the keeper, with the latch engaging the master frame to prevent tilting, and contacts a first stop to redundantly lock the window; a first retracted position permitting sliding of the window, but limited by the slightly retracted latch clearing the first stop but contacting a second stop; a second retracted position permitting sliding beyond the second stop, but preventing tilting; and a third retracted position permitting tilting.

    Abstract: A sash fastener for securing a slidable and tiltable sash window includes a lock assembly and left-hand and right-hand latch assemblies. The lock assembly is mounted upon the sash window meeting rail, and includes a pivotable cam to engage a keeper on the master frame, a handle to pivot the cam, and a pair of pivotable arms, each extending into the meeting rail. A link selectively connects the two arms, and when actuation of the handle causes the cam to rotate, it may selectively drive one of the arms to pivot, with the link causing the other arm to pivot. The left- and right-hand latch assemblies each include a housing, biasing means, a latch member with an adjustable receiver clip having an opening therein configured to receive one of the arms of the lock assembly, within the meeting rail, with movement of the arms actuating the latch to permit tilting.

    Abstract: A clip assembly may safely secure sliding sashes of a window or door during transportation, and, in one embodiment, be comprised of a strap member and a pawl member. The strap member may be comprised of a bumper portion, and a strap portion extending therefrom, where the strap portion may have a plurality of teeth formed within the thickness of the strap. The pawl member may have a pair of sidewalls supported by a top wall and an intermediate wall. The top wall may have a protrusion which includes a plurality of pawl teeth formed to complement the strap teeth, and be located proximate to the intermediate wall. The strap may be introduced through the gap between the top rail of an upper sash and bottom rail of the second sash, to then be inserted into the pawl, and thereby be retained by the respective teeth to secure the sashes.

The stop member is slidably received by the housing, and is slidable in first and second sliding directions, and has first and second ends respectively extending outwardly from different portions of the housing. The stop member is biased to slide in the first sliding direction, causing a portion proximate to its second end to normally retract into the housing. Extreme sliding positions of the stop member are limited by protrusions. A flexible member protrudes from the stop member to selectively engage portions of a housing track, to retain the second end of the stop member at an intermediate position between its first and second positions, when the stop member is first actuated to slide from the first position to the second position, and is then no longer actuated but biased.

    Abstract: A sash lock comprises a housing, latch member, activator arm, and trigger. The latch member is spring biased to slide from an unlocked position towards a locked position. The activator arm and trigger are pivotally mounted within the housing, with a torsion spring biasing the trigger relative to the activator arm, to cause the activator arm to pivot and contact the latch member. When the latch member is moved to the unlocked position, the biased activator arm engages the latch member to retain it in the unlocked position, while the biased trigger member pivots to have a portion protrude out of the housing. Upon closing the sash member, an angled surface of a keeper contacts a curved surface of the protruding trigger to cause it to counter-rotate and drive the activator arm to disengage from the latch member and automatically permit biasing of the latch member into the locked position.

This housing includes a cavity with a bottom plate therein. The tumbler has at least one pivot for pivotally securing the tumbler to the housing for movement between an extended position, to prevent movement of the sliding member and a retracted position, to allow movement of the sliding member. Also within the housing is a spring for biasing the tumbler. The housing has one or more flexible members extending from the end walls of the housing that secure the housing to an opening in a window sash when a portion of the window sash is positioned between the underside of a lip on said housing and the flexible member.
