    Abstract: A sash balance brake assembly for a sash window system. The sash window system includes a window frame having a pair of generally parallel tracks. Each of the tracks has an outer wall, front and back intermediate walls and front and back inner walls collectively defining a channel. A sash window is transversely disposed between the tracks and is adapted for slidable movement along the tracks. A pair of sash balance assemblies provide a generally upward bias on transverse sides of the sash window. The sash balance brake assembly comprises a rotor rotatable about a rotor axis, a bolt having a generally planar engaging surface, a slider body for placement in a respective one of the channels and for coupling to a respective one of the sash balance assemblies. The slider body includes an aperture for rotatably supporting the rotor adjacent the bolt.

    Abstract: An economical, efficient window stop includes a narrow, flat housing having first and second cavities for respective flat, narrow bolt and latch. The bolt is spring braced and movable between a first portion within the cavity and a second position extending from the cavity. The latch is spring biased and moves transverse to the movement of the bolt. High strength molded plastic construction with guide means and close tolerances allow efficient distribution of forces from the extended bolt to the housing.

    Abstract: A security lock for a double-hung sash window assembly which is to be mounted in a stile of a sash frame to limit movement of a lower sash frame relative to an upper sash frame. The lock includes a casing adapted to be mounted within a recess formed in the upper sash frames, and a faceplate on the casing having an opening therein communicating with an interior casing cavity. A tumbler pivots in the cavity and is spring biased by a leaf spring to normally project through the opening to engage the lower sash in a locking position. The leaf spring is mounted completely within the casing cavity normally to bias the tumbler into its extended, locking position, but permitting the tumbler to be completely retracted within the casing cavity so that the lower sash frame can be raised and moved past the tumbler. The tumbler and casing wall include interlocking protrusions to prevent over-rotation of the tumbler during engagement with the lower sash frame. The lock can be supplied as an assembled unit for installation.

    Abstract: A pivot latch adapted for releasably securing a pivotable sash window to a master frame. The master frame has opposed, vertically extending guide rails. The sash has a hollow top sash rail, a base and a pair of hollow stiles cooperatively connected together at adjacent extremities thereof to form a rectangular sash frame. The top sash rail includes a pair of opposing header slots. Each of the header slots forms a pair of opposing, longitudinal header rails. The pivot latch comprises a housing having an outward end opening. A latch bolt is disposed within the housing. The pivot latch further includes a spring for biasing the latch bolt outwardly through the outward end opening and is adapted for engaging one of the guide rails. The housing has a cover having longitudinal edges and a pair of side walls depending from the cover and disposed inward of the edges.

    Abstract: A lock assembly for a window assembly. The window assembly has a window sash installed for reciprocal sliding movement within a window frame. The window sash includes a header frame member. The lock assembly comprises a housing and a finger disposed within the housing. The finger is adapted for sliding movement between an extended position wherein the finger engages the window frame and a retracted position wherein the finger avoids engagement with the window frame. The lock assembly further includes a lock button and a socket for receiving the lock button.The lock button includes a cap and a generally hollow cylindrical body depending from the cap. The cylindrical body includes first and second radially opposing, projecting tongues. Each of the tongues is in spaced relationship with the cap to form respective first and second grooves. The lock button further includes a locking tab depending from one of the tongues for selective engagement with the finger to selectively prevent retraction of the finger.
