Abstract: A faucet is provided that electronically controls the flow volume and temperature of water being dispensed. The faucet illustratively includes a faucet body and a faucet handle. In some embodiments, the faucet may include a faucet body and be voice controlled. The faucet illustratively includes an inertial motion unit sensor mounted in the faucet handle to sense spatial orientation of the faucet handle. The faucet illustratively includes an electronic flow control system to adjust flow volume and temperature of water being dispensed. The faucet illustratively includes a controller configured to receive signals from the inertial motion unit sensor and control the electronic flow control system to adjust flow volume and temperature of water being dispensed based upon the position of the faucet handle.

Abstract: An adapter for either a handle set or a lever set door lever is equipped with a pair of springs to provide a pre-load on the spindle. The pre-load prevents sagging of the lever due to the large mass of the lever. A sleeve in the adapter is formed out of a compressible material that accepts the spindle in a press-fit configuration. This allows for greater manufacturing tolerances while still providing a solid and secure engagement between the spindle and the adapter. As a result, any free play in the lever is eliminated and the lever is maintained in a horizontal, home position when the lever is not in use. Following use through rotation of the lever, the springs promptly return the lever back to the home position while the sleeve prevents any slop or free-play in the lever's motion.
Abstract: An electronic lock is disclosed. The electronic lock may include components and perform methods for preserving battery power. In some embodiments, electrical components of the electronic lock are selectively activated and deactivated in response to interactions with a user, a mobile device, or server. In some embodiments, a battery is physically disconnected from a processor unless a user physically interacts with the electronic lock. In some embodiments, the electronic lock may wirelessly communicate with a mobile device and with a remote server.

Abstract: A rekeyable lock cylinder with a cylinder body and a rotatable plug assembly is provided. The plug assembly includes a plurality of key followers and a corresponding plurality of racks for operation of a first locking bar. Additionally, the plug assembly includes a plurality of sliders for operation of a second locking bar. The key followers and racks can be rekeyed while the plug assembly is disposed within the cylinder body. The sliders are operated by a side milling cut on a key and provide additional key cut combinations for enhanced security of the rekeyable lock cylinder.
Abstract: A latch assembly includes a housing, a bolt pivotably coupled to a first end of a carriage, and a locking bar. The bolt is configured to extend and retract relative to a first end of the housing. An interposer member is independently slidable along the longitudinal axis relative to the carriage. Upon sliding the interposer member towards a second end of the housing, the interposer member engages the locking bar and moves the locking bar out of an axial path of a second end of the carriage. The bolt being allowed to retract relative to the first end of the housing.
Abstract: A retention assembly for a faucet includes an elongated spout bearing with one end coupled to a faucet body and a second end extending therefrom. A spout tube includes a fitting disposed therein. A retention clip is disposed at the second end of the spout bearing and secures the second end of the spout bearing to the fitting of the spout tube. A majority of a length of the spout bearing is disposed within the spout tube when the spout tube is coupled to the faucet body via the retention assembly.

Abstract: In general, the present disclosure relates to methods and systems for updating wireless electronic locks. One aspect is a method for updating wireless electronic locks, the method comprising scanning, by the computing device, for signals broadcast from wireless electronic locks within proximity to the computing device, the electronic locks being compatible with a mobile application executing on the computing device, while scanning, recording signal strengths of the signals broadcast from the wireless electronic locks, determining a set of the wireless electronic locks which are within an acceptable range for updating based on the signal strengths, and sending updates from the computing device to the set of the wireless electronic locks.
