Abstract: In some embodiments, scripts may be used to perform parcel data acquisition, conversion, and clean-up/repair in an automated manner and/or through graphical user interfaces. The scripts may be used, for example, to repair geometries of new parcel data, convert multi-part parcel geometries to single part parcel geometries (explode), eliminate duplicate parcel geometries, append columns, create feature classes, and append feature classes. These scripts may be executed in a predetermined manner to increase efficiency. In some embodiments, different combinations of attributes may be appended to stored parcel data. In some embodiments, a tracking application may be used to track information about sources of data. In some embodiments, a tracking application may be used to track which system users are assigned to specific tasks (e.g., in a data acquisition project).

In this embodiment, the method for assigning rights and obligations within a map can comprise the step storing in a data store a shape within a geographic region. The shape linked with a first attribute and a unique track code. The first attribute comprising current ownership information. Additionally, the method further comprising the steps receiving a contract that references the track code, and comparing party information of the contract to the current ownership information. The contract comprising a second attribute. Furthermore the method can comprise the step of linking the second attribute to the shape file if the party information does not conflict with the current ownership information.

A power grid receives electrical power from the cooperative power farm. A metering credit system is configured to determine a metered credit of power received by the power grid from the cooperative power farm. A plurality of real estate properties are electrically coupled to the power grid and receive at least a portion of the metered credit of power. Ownership of at least one of the plurality of real estate properties includes rights to the portion of the metered credit.

The method solves the problem of lack of information involved in the purchase of real property by gathering all available documentation, scanning it for key words and phrases that may be relevant to the purchase price and presenting results in lay terms so purchasers can determine if a particular home in a particular community is suitable or whether the information provided makes a material difference in an offering price. The present invention can also serve as a digital document depository.

The device includes program instructions storable in memory and executable by the processor to associate real property map grid data, having page and section identifiers with property data for the real properly; record an assignment of a section associated with the map grid data to a listing agent; and record at least one indicator, having a number of levels representing a party's interest in a transaction involving real property in the section.

Abstract: An electronic lockbox system includes a wireless portable transponder that communicates with an electronic lockbox using a low power radio link. The portable transponder includes: a wide area network radio to communicate to a central clearinghouse computer, a motion sensor to activate its wide area network radio, and a connector to communicate with a secure memory device. The electronic lockbox sends a hail message that is intercepted by the portable transponder; the hail message includes identification information. The portable transponder responds with a message that includes a time sensitive encryption key; the lockbox authenticates this response message using its own time sensitive encryption key. If an electronic key is used to access the lockbox, the improved system effectively disables the electronic key during a showing, so that the electronic key cannot be used to access another lockbox until the correct dwelling key has been placed back into the lockbox.

Using the application, the buyer can check into the showing. Abstract: A system and method for location-based matching of buyers and sellers of real estate is disclosed. In one embodiment, a method includes receiving an identifier of a geographic location from a mobile device, determining a geographic area that includes the geographic location, identifying at least one seller entry that includes an identifier of a real estate property located within the geographic area in a database of real estate records for buyers and sellers, identifying at least one buyer entry in the database that matches the at least one seller entry, and sending the at least one seller entry and at least one buyer entry to the mobile device. In one embodiment, the method includes querying a public real estate database to obtain public information about properties in the geographic area that includes the geographic location received from the mobile device.

Abstract: A method for realigning network elements in a digital map based on a new data set using active contour manipulation techniques. The active contour optimization process is controlled so that certain desirable features in the original shape of the active contour(s) are not distorted. In the case of network features which may be represented by two or more open active contours, the active contours are coupled prior to optimizing so that the original desirable shape, e.g., the parallel spacing of lanes in a dual carriageway road, may be maintained during the optimization process. In the case of certain closed active contours, for example roundabout geometries, a single closed active contour may be coupled to itself by linking its control points one-to-another and maintaining a proportional direction and distance movement during the optimizing process. As a result, data base networks can be assessed and aligned with less difficulty and geometric distortion.

The pure space is multiplied by the inefficiency factor to obtain a building efficiency loss. The building efficiency loss is added to the pure space to obtain the space required for the tenant in the building. The system may be configured on a network computer system or a standalone computer.

Abstract: An Internet based real estate transaction and release tracking system that insures deeds of trust, liens and other encumbrances are released in a timely manner after the lien holder has received payment for the underlying obligation. Based on information provided by an agent, such as an escrow agent or a settlement agent, the system creates a unique electronic record for each real estate transaction entered by the agent. The system receives update information, either automatically from other computers or via manual input from searchers, and uses this update information to track each real estate transaction. The system monitors the records and indicates when a lien holder has failed to release their lien after a statutory time period that begins after the passing of the settlement date. When the statutory time period has passed, the system generates a number of forms, including a demand letter. The demand letter is sent to the lien holder demanding them to release the lien.
