Abstract: A system and method for tracking, monitoring, and supporting self-representation of an individual for the purchase of a home. As a self-representing principal (SRP), the individual would be entitled to the real estate commission payable to licensed real estate agents. To aid the SRP in his self-representation activities, the system provides information to the SRP of property listings that match the SRP's search criteria. The system also provides comparable sales information of other homes in the area, school district reports, environmental hazard reports, and automated offer drafting assistance. If the SRP wants to view a property, the system coordinates such viewing by contacting chaperones to provide the showing of the property. The SRP's self-representation activities are tracked by the system for inclusion in the SRP's loan file. The report certifies that the SRP has indeed represented and procured himself, and thus, is entitled to the real estate commission.

Abstract: A method and system for real estate marketing allows individuals from the general public to gain access to a real estate property that is placed for sale or lease for the purpose of inspection. Access to the real estate property may be granted to requesting individuals who hold valid user accounts with a Remote Service Provider which can authorize such access. Access to inspect real estate property may be granted based on a charged fee basis and can be monitored via video and/or audio surveillance equipment to safeguard against vandalism and/or inappropriate conduct at the property location.

Abstract: The methods of the invention include interrogating a user provided “Abandoned Property DataBase” (APDB) and assigning a probable escheat jurisdiction to each account based on a series of user-selected processing options. The invention appends confidence codes indicating how each escheat decision was reached, enabling users to make informed decisions as to which accounts require additional manual review and ultimately, which escheat to each jurisdiction. The invention can also correct addresses, parse extraneous data, append alternate escheat jurisdictions, provide Office of Foreign Asset Control (OFAC) compliance validation, and allow real-time review and updating of account data and escheat determinations. The invention will increase the likelihood of lost assets being reunited with their rightful owners and/or turned over to the proper jurisdiction.

Abstract: A computer-based system for managing construction repair project that includes an input device coupled to a processor, an output device coupled to the processor, wherein the processor is programmed to perform certain actions based on user input. The processor is programmed to determine material requirements for the repair project, determine the labor requirement for the repair project, and to generate a cost estimate for the repair project. The processor is also programmed to generate purchase orders for materials based on the material requirements, generate a work crew schedule base on the labor requirements, generate a project schedule that provides a timeline for work to be performed on the repair project, while regularly providing status updates to the user regarding the work performed on the repair project.

Abstract: A system for providing a registered land asset includes a property transaction database in communication with a computer network the property transaction database provides information related to transactions associated with each registered land asset parcel, each land parcel having a registered land asset identifier representing global coordinates particular to the parcel. The system also includes a location characteristic database in communication with the computer network. The location characteristic database provides socioeconomic data regarding the location wherein the land parcel associated with the registered land asset is situated. A registered land asset contract may give a leaseholder an option to purchase the land by the end of a given term.

Abstract: Systems and methods for improving the liquidity and distribution network for luxury and other illiquid items are provided. These systems and methods preferably include the trading of futures and options contracts, which will provide the liquidity and distribution network for luxury items. Possible embodiments of these systems and methods include the trading of futures and options contracts for diamonds and wine. Another embodiment of this invention preferably includes generating indexes for diamond prices, wine prices, luxury item prices, housing values, mortgage prepayments, privately-held companies or for anything with from sufficiently liquid points of value. Another embodiment of this invention preferably includes a centralized data base for retrieving closing and current auction prices for determining the value of, and best method for the auctioning of various items. The data provided by this data base would improve liquidity by creating greater price transparency.

Abstract: A computer based system and method for coordinating building and construction activities that allows electronic punchlists to be created, updated, and managed remotely using a handheld device or a computer with access to the internet. The system and method allows for complete control in the field. The electronic punchlists may also be mapped to electronic blueprints for ease of navigation through multiple punchlists and tasks. Additional information such as digital media, change orders, issues, scheduling, specifications, contracts, and requests for information may also be mapped to the electronic punchlists. The punchlist data may also be used to generate reports.

Abstract: In some example embodiments, a system and method are illustrated to bill a lister using consolidated leads received from potential renters. The system and method include receiving from at least one potential renter, at least one lead directed to a property listing associated with a lister. The system and method include consolidating two or more leads received from the same potential renter into a lead group. The system and method further include billing the lister according to the number of distinct leads received from potential renters counting each lead group as a distinct lead. In some example embodiments, the system and method further include setting a specified listing period for the lister and checking whether the specified listing period has expired before counting a received lead.

The server accesses previously stored notification preference information stored on a computer readable memory that corresponds to one or more of the selected participants and transmits a notification to each of the selected one or more participants based upon the notification preference information.

This system will be designed to function to provide all agencies, companies and public usage to access up to date information on all structures and properties.
